Over-intensified....... this is the main public transport corridor West of the City. It needs density to goto Euro norms. It is very low density currently. Just look at a satellite map of the area.
I passed byO'Higgins site this afterrnoon on foot that fronts onto SQR ( I am a local resident. Ha ha.) Site notice is up on the SQR road at the traffic lights for the Primary Care Centre. "Valley Healthcare Fund" is the Developer. Site notice sign erected on the 09-12-2022

I do hope City Council put in a BUS Stop here Outbound at the new Primary Care Centre. Currently it is a 700-750meter gap between bus stop at ALDI Westside and the next bus stop at the "Glenoaks"

Disagree here. Going to be a Primary Healthcare Centre here. Bus stop should be placed near entrance here to encourage staff and visitors(many who may have mobility issues) to use public transport to get to and from it. (Certainly agree somewhere like Doughiska - the definitely got the spacings wrong for the bus stops on Doughiska Road - that road scheme just keeps on giving.)
The stop are so frequent because of the depth of some estates: some residents have already had a substantial walk by the time they reach the main road, they don't need another 1/2 km to get to the bus stop.
Good observation - could a case be made for the 402 service to have its own bus gate at Merlin Lane and service these estates? (Merlin Park hospital really needs a set of traffic lights to enter and exit)
There a lot more people in Roscam than Merlin Lane!
The Bus Connects programme in Dublin is aiming for a 200m radius as the catchment area of each bus stop on highly trafficked routes, so is averaging 400m spacing between stops. SQR would fit into those criteria, so having 375m between stops at this location, to facilitate something like a medical centre, doesn't seem out of the ordinary.
A bus stop every 350m doesn't mean the bus stops every 350m, going from experience in cities where public transport works.
If there are people waiting at every stop, it probably means they need to increase the frequency of buses.
Wow! What a beautiful looking development and great use of unused space. If this and the student building were to go ahead it would really start the transformation of Westside. Hopefully they get planning and the work starts soon.
I love that they are adding permeability from Rahoon Road to SQR through that development
I remember hopping the wall at the end of Mount Pleasant Drive as a kid walking home from school and praying that the lads in Lydon's throw out a few damaged cakes or buns. Ah the memories of walking up through westside with 2 others sharing a cake as we walked, we must have looked ridiculous haha
A proposed Primary Care Centre in the Westside – which will be nine storeys at its tallest point – is part of a plan by the HSE to ‘vacate’ its Shantalla Clinic sites.
They will probably get 5/6 storys then, gets expensive construction wise going higher than that anyhow.

This is the apartments above ALDI. What was the main reason for refusal do you know?
The entrance in and out at this location is problematic but cannot see how apartments will add to it considering traffic volumes going in and out for the Retail Park itself.

Great news! Excellent use of the space. Not the most beautiful buildings you've ever seen but great to see it get the go ahead regardless.
Agree - good to see a brownfield site like this getting developed. Love to see same happen with lots of similar spots around town, like the Connacht Laundry site down the West.
Am sure they will have no trouble getting it occupied/selling the apartments. It is a good location, within walking distance of NUIG,UCHG and town

However, after assessing the application the City Council said that under the current Galway City Development Plan, a building with 7-8 levels could be considered. It noted that the approved student accommodation complex across the road at Westside Shopping Centre is 6-7 storeys at a height of 24.62, while the proposed PCC had a parapet height of 38 metres and would exceed guidance for the area.
Its got planning with 27 conditions. Going to be 8 story's high, that location can handle this I reckon.

The removal of the creche is a poor decision, that adds more zig zag journeys to rush hour traffic.
I agree - could have been an apartment complex that was aimed at Family's- it is next door to a National School
Great to see the housing coming in but ya it would be nice to see a bit more joined up thinking with these things. A bit more forward thinking in the planning would help the city a lot
They were going to object no matter what went in there. Hopefully housing is a lesser evil than another Tesco.
