Help with plumbing costs

    Hi all,

    We are currently in the process of finalising the purchase of our first home. It is a currently unoccupied 1970’s 4 bed semi, and there is quite a lot of work to be done to it.

    We have just had a survey completed and the surveyor highlighted some issues with regard the plumbing and heating.

    Any ideas as to what this might cost roughly?


    Issues highlighted
    1) “The back boiler should be examined by a plumber to ensure it operates correctly and has not been disconnected.”
    2) Cover and insulation for water tank in attic
    3) Water pipes in attic to be insulated
    4) High moisture readings in kitchen around sink area, possibly due a leak in the pipework
    5) Gas Boiler and heating system should be serviced by a plumber. Gas Boiler is a Baxi System 35/30 IE. Radiators are of steel panelled connector type
    6) “There are a mixture of PVC and copper pipes located in the hot press. It appears that some alterations were made to the water pipes located in the hot press. Some of the pipes terminate in the hot press and do not service the cylinder. This is an unusual and untidy set up and should be examined by a plumber.”

    Essential repairs
    1) Test and commission the back boiler to the fireplace.
    2) Commission the plumbing system throughout the dwelling
    3) Provide cover to water storage tank and insulate tank
    4) Allow for repairs to leaking pipes


    I know there is no substitute for a plumber seeing the work needed himself and giving us a quote, but as a guideline if anyone could help that would be great.
    We will also likely be replacing all the toilets (X3), sinks (X4), showers (X2) and Baths (X1) so I guess there will also be a cost in the plumbing arising from this.

    Any help would be most appreciated.
