Just seen all boards with signs on the tramore road almost opposite the Garda station showing a new housing area been built. Anyone know any more about it I didn't get a great look

Could be good or bad for the area, not sure to be honest. Traffic on Tramore Road is a nightmare already!!!

How on earth is the mini-est of mini roundabouts supposed to cope with extra traffic? It's already a no-go area in rush-hour.

Looks like a decent development TBF - no solar panels on the roofs...? Or is this purely for illustrative purposes?

Even for 250k-300k i would be reluctant to live there, you are essentially moving into a traffic problem, with no way to resolve it. There is very little in the immediate surrounding area either.

The developers and auctioneers might be slow to refer the immediate area as Togher with those prices. I expect Lehenaghmore Lower or something like that....:D

No way anyone buys s house in TOGHER for 335,000 are they off their heads? 200,000-220,000 would be loads for the area!

There is also a new estate past the Doughcloyne on the left.

Whether they are Togher, Wilton or "Doughcloyne" though, Im not sure.

There isn't a lot available in terms of 4 bed houses in the city between 200-220. Having a look on daft shows very few (14). Togher might have a bad name but I've lived on Tramore road for a few years without any problems (bar traffic). And the one really good this about the location is you're so close to everything.

I'm from the area. The only issue is traffic and it is absolutely brutal around that roundabout. Tramore Road was always bad as regards traffic. I remember that completion of the South Link was going to leave it deserted... well that didn't happen.

It's not that it's a problem area it's just a bit grim and unless u had family nearby you wouldn't really want to live there esp

Grim is the word! Walk my dogs there and it's pretty depressing alright. Bought at height of boom as only place could afford but would love to move. No way those houses will sell for that amount

All the houses you linked to are detached houses, with a decent amount of space behind and in front of the houses. Loads of potential to work on those houses.

If you spent about 50-80K on refurbing any of those houses you would have something significantly more desirable than the new builds up the road for 370K.

Indeed, I was responding more to the "It's TOGHER" tone posts.

However " four terraced three-storey houses of over 1,660 sq ft (over 550 sq ft per floor), and where all four bedrooms will be en suite" aren't going to go for the €200k ish price being suggested by someone because they are in Togher.

They'll yield close to €2000/month if rented out.

Personally wouldn't buy one but I'd definitely live in Togher.

Also the terraced one are "with mid-terraceds priced at €335,000, and end units just a tad dearer, at €340,000" not the €370k you mention.

Interesting you point out these three houses as we bought one of them (I wont say which one

). As pointed out by another poster there is a lot of space in the back and we are in the process of a significant refurb (in the order of 150k).

Personally, I think they will make the asking price. We have a crazy amount of services (doctors, schools, hospitals, bus routes, sports) and shops walking distance from Tramore road.

Grim area is very much opinion dependent, many would see the benefits of living there. The council house "point" a comment from days gone by imo, snobbery for the sake of it.
