cost of planning application

looking for planning

I've talked to a local architect and been told to expect in to pay in the region of €7000 to get my planning application prepared and submitted. I'm in an area where it's quite likely to be turned down...but there's still a chance so I've got to try! But it's a lot of money to gamble...

Just wondering how other people's costs have broken down?
plans/surveys/bore holes/application, etc

dont gamble the money until you have a face to face meeting with a planner, with sketch designs of what you want to do.... and ask as many pertinent questions of the planner so as to accurately gauge what the planning offices view of the application will be.

if the project has no hope, you should come out of the meeting with a clear view of that.

Thanks sydthebeat. I will be doing all that - it's just that I have seen a few applications in the area turned down flat by the council but granted on appeal by an bord pleanala, so it'll be hard to just give up based on what they say...

well then what you do is incorporate the reasons the bord granted permission into your application, and make specific references to these reasons as part of your application to the planner

Didn't think it was that vague - I know house building costs will vary hugely but does it vary that much for just getting an application together?

Just interested in getting a sample of how costs were broken down from people who have done it -e.g. how much for plans (just for application stage - not detailed plans for building) / were they drawn up by architect?
how much for anything to do with site surveys/ septic tank? Was that organised by the architect?
Price for submitting application or did you submit yourself?

Why do you think it will be refused?

You can check previous applications in your location online. They will say why they are refused and you can address this problem in your application. (by paying extra for a specialist that will disagree with the planners reasons for refusal)

I've gone into that elsewhere - probably shouldn't have even mentioned it in this thread. Grateful for replies - but really hoping for some feedback on costs only

Mate. (sorry just saw your a lady) Straight up. Get a few quotes from professionals. Their quotes are free and you can choose who you are most comfortable with.

Write up an email and fire it off to a few professionals in your area and ask them to call you back.

You wont find more accurate information on here. If your application is likely to be refused, it wont be the same as somebodies who is being encouraged to build somewhere.

& from your other thread (employment history) it looks like you may run in to trouble. You need the advice of a solicitor, it is most certainly not a straight forward process for your application.

When we spoke to architects we got 7 or 8 quotes ranging from €1500 to €7000 excluding VAT for drawing up plans and submitting the application so as someone else said it really is as long as a piece of string and depends on what kind of architect you want. Percolation test cost €500 plus VAT.

So would the percolation test have been the only additional cost? As in the architects were responsible for everything else out of their fee?

No. We were forced to do an expensive EIS, Environmental Impact Statement. It depends on your site.

Other basic costs would be the payment to the council to make the application, I think it was €160 but I don't know if that varies from council to council. Cost to submit the ad to the paper €60 for us, OS maps cost was maybe €30.

the only costs that are set in stone is the planning fees.
its €65 to apply for a new dwelling alone.

all other costs are dependent on the OPs specifics.
Percolation costs can be anywhere from €400-600 approx
Newspaper notice can be anything from free to €100's
OS planning pack maps generally start at approx €70 and can go higher.

If an EIS assessment is required it could cost €10000's
a natura assessment could cost €1000's
an architectural heritage report could be required
an archaeological report could be required
a provisional BER can be required costing €100's

so as you see OP, its as long as a piece of string... and thats without even looking at the designers costs.
