Where to Buy in Dublin 15?

Am looking to buy a house for the first time. Looking at few places, including Blanchardstown. Have been mortgaged approved already to 200k. Where do people recommend. I am not from from dublin 15, but have been renting here for a few years now, so I have a fair idea of the place, but I guess am just looking for peoples opinions who live here or grew up in Dublin 15, thanks.

Rafa1977, have you tried doing a search of this forum, there are a number of threads on this topic going back over the past few years.
D15 is a big area, and there is huge variation in the character of different areas.
Start with the places you've rented in - would you live there? what about areas nearby, how would they suit?

Yes I hear you!! I have rented there previously and not the best place.

Gaspode, I would never buy in any of the places I have rented, with the expection of Clonee, which is quite nice.

What are peoples opinion on Hartstown and Huntstown area, as there seems to be quite a few affordable houses in those areas, and in in Rusheney Village area.

OP, D15 is a huge area, with as much to offer if not more than many other areas of Dublin.
Where you work, where you socialise, where you do your general business (banking, credit union, shopping, etc.), what your budget is for purchasing; these are questions you need to ask first.

I have been censored for advising to look outside of Dublin 15. Didn't mean to cause any offence, just expressing my personal view.

In any use, today's news stated they the property market may have bottomed out and if buying look at second hand house for value as oppose to projects in the pipeline and in particular apts which might struggle to hold value for resale down the line if intending to trade up at some stage.

Hope I haven't offended Apartment owner's sensitivities now:rolleyes:

I dont think anoyone could take offence at that, its just the way things are as economists see it.

BTW Howjoe1, you weren't censored, you were censured (different thing) for derailing a thread, with a glib comment that I and others interpreted as trolling. You're welcome to post here provided you're adding something to the thread. Give your reasons why you feel the OP should look elsewhere.

Laurel Lodge is okay,
and there is a rail line to the race course (think empty muddy field) apts,
they may call themselves the phoenix park apts, but you'll be walking some time to actually get to the park or zoo.

Avoid Mulhuddert, and some parts of Blanch especially the bits north of the n3.
For 200 you won't get a house in castleknock village (houses near Myo's pub)

I guess I will be looking into the like of Clonsilla, Hartstown, Huntstown, and places like that. The likes of Warrenstown, Corduff and Mulhuddart which are quite affordable right now I will be avoiding. In an ideal world I would prefer not to buy in Dublin 15, but a lot of properties are still over priced, especially where i have viewed, such as Ratoath and parts of KIldare. Even places like Tyrellstown, where they have a newish development there called Oakland village, well over half of the property is still vacant, I would have thought that the builders would have cut the asking price there.

Go in with an offer lower then the asking and see if the builder bites.

It is a buyers market, so bargain hard with the builders/developers and get yourself a good deal.

Sorry if my first comment was unhelpful.

If I had to choose I would go for the older parts like and around Roselawn. However, not sure if prices there are still prohibitive.

TBH you'd have to actually pay me to move to Ratoath! To me it is in the middle of nowhere with no decent buses (would have to drive everywhere). Give me D15 with the train/regular buses any day.

Tyrellstown gets my vote OP - nice village atmosphere, well built houses/aptmts, good shops, good bus service into town.

I guess everybody is different in what they are looking for when buying, personally Rathoath would be my favourite area to move to. Not sure about excellent bus service in Tyrellstown, everybody also seems to moaning about the 40d.

Pinebrook in hunststown is ok,is right beside schools,shops,buses and only few min from clonsilla station,neighbours tend to stick to themselves,and houses are good size for price!!If you are willing to travel to ratoath have you looked at delvin,new houses out there for great prices.:)

Isnt Delvin in Co Westmeath, thats nowhere near Dublin, be at least 1 hour travel time by Car to Dublin 15, which is to long.

We've been in Hartstown, Cherryfield Lawn, for about 6 years and haven't had any problems at all, it's fairly quiet and handy for bus and train. I also think there's a house or two on the road for sale (not mine!)

I live in Tyrrelstown, own an apartment which I've only bought as a starting point, I wouldn't buy here for life. I was out walking last wk around the older estates and they're very run down, not well kept at all, I just hope my area doesn't end up like that.

The shops, pub, hair dressers is all good. The bus service is useless, the 40D gives you a tour of the northside of Dublin!

If you do buy here be careful, if you're buying a new build make sure you get a snag list done, I did and was so lucky I did, had alot of problems with immersion, gas supply etc and general stuff like uneven floor and wrongly fitted taps and doors.

Oh and just in case you think I was just an unlucky one, it wasn't only me, my neighbours had problems too. One neighbours plumbing was wrong and basically came home one day to a very unpleasant smell, after a backflow problem, carpet ruined, the builders did in fairness replace and repair everything. Another neighbour was told that if she hadn't of got her gas serviced when she did she could have blown her house up, there was some part missing, don't ask me what!

Good luck house hunting! And hope I haven't turned you off Tyrrelstown!

By the way Laurel Lodge is nice, I grew up there and loved it. Great schools, great community, neighbours and well maintained!

i have been living in tyrellstown for the last 3 years and what the other poster says about the estate being run down is bull.
before living there i rented in clonee nice place most of my mates that i grew up with all moved out there(nobody could afford to buy where we grew up)

the buses are a pain in the arse when going into town you have the 40d &38c but your going have the same problems no matter where you go.
i used to get the 39 from clonee into town and on average it took over an hour,rather than taking peoples advise on boards you should go to these places and see whats it like for yourself, when i was thinking of buying here i visited the place during the day&night to see what it was like and i have to say its a quiet estate.
you can also check out the community website(run by people living here)

Yeah I have checking out Tyrrelstown and the website, but i wont be buying, still so over priced, and way to built up. I know there is issues with a management company up there aswell.
