My desire for this thread - to collect links to authoritative cost guidance

Some notes about the RIAI guide .
1. It is 3 years out of date . Deduct about 15% - see the next link for further details
2. Architects rates are based on turnkey - the house finished down to toilet roll holders + curtains hung - the building totally finished . This is an wholistic cost to be factored in if you need to borrow for more than simply paying the builder(s) . Often these rates are compared with "builders finish" rates which can exclude - kitchen , bathroom fittings . floor and wall finishes , decorations and landscaping .
