High density is needed to stop the sprawl. Nothing wrong with this development on Ballybricken.
And that's why the apartments in Penrose lane & Mary Street are such prestigious addresses to live in. People are falling over themselves to get in there! (NOT!) Ghetto life is so chic I suppose!
In fairness, the quality of what is proposed is better than those you mention. Everyone acknowledges that Penrose Lane is a planning mess.
I often wonder how those apartments got the ahead.
The majority of those were built as tax breaks for developers during the tiger, they should never have happened.
But the thing is it did happen. Over & over. Builders & developers in the naughty 00's. Wonder what could go wrong?? They got carte blanche from FF & Bertie. Yet a few years later he was blaming the man in the street …. Speaking to the BBC in 2015:

This would be great. I was part of a market there years ago, around 2010/11 but it was very much a small enterprise and there was unfortunately no budget for signage/promotion etc. so footfall wasn't where it could be.

It would be a huge lift for the area as the Maryland's been left to rot for years & years. Aside from the local jokes of yore to it being a place of ill repute, it would be a nice place to stay when renovated. The WCCC should give p/permission asap

I think it actually was a town house for the Sherlock family. It was a normal thing at the time, 18th century, where wealthy people had a larger house in the country. If memory serves, the Congreve family town house was in the premises now used as the Kazbah pub. The Morris family of Rossduff Woodstown had their Waterford town house in the Port of Waterford building in George's Street…that will tell you how wealthy they were at the time.
Yes, it was "normal" for the aristocracy to have multiple properties in the area whilst the locals lived in poverty!! What a great bunch of lads? Their wealth gained at the expense of others no doubt. The British (the nationality of thatvlocal aristocracy) are the root cause of most of modern day problems: carving up the middle east; the slave trade; globalisation (the empire of rape n pillage) etc etc.

seen some drilling going on in there last year, but nothing since, but i wouldnt be worrying too much about the land owners, as land prices have risen since, so all good!
Why don't you start a company, buy a bit of land and rapidly develop something worthwhile on it.
give me everything for free, and i ll get someone to do it!
the point being, we dont implement enough polices to prevent such outcomes, and implement ones that protects land owners to simply speculate with the land!
and you d be wondering why your kids and grand kids are struggling with their property needs!
