Permanent Attic stairs

Hi All

i am just wondering if anybody has gotten a stairs installed to their attic . I have just moved into a house last month with a fully converted attic however there is only a pull down stairs for acces/egress. I had a company out last week who said installation would take 3 days for a permanent staircase . The price of the installation for the staircase would be €6900 . I am just wondering if anybody can advise me if this price is middle of the road or is overpriced . I appreciate all the help .

Don't know about the price but would wonder why, if the attic is fully converted is there a pull down stairs fitted. Is it compliant with the Building Regulations?

What type of house is it now - bungalow or two (or more) story? Adding permanent stairs to the attic could have very significant in respect of compliance with fire and building regulations.

The house was surveyed prior to purchasing and passed same . It has all the relevant Steels and dimensions . It is not suitable to be a bedroom due to the size of the 3 skylights but it is suitable for a living area or home office . It has a fully plumped en suite also .

The house itself is a 3 bed 2 story end of terrace house .

if anybody has had a stairs installed I would appreciate if you could let me know how this price matches .

A pre purchase survey would usually only include existing structures.

Adding an extra story to the house with a permanent stairs to an attic conversion would usually require more than just adding a stairs. Fire resistance of existing floors, rooms, fire alarm, escape routes, and more would likely need improvement. See the following

Unless the pre purchase survey dealt with all the potential requirements and / or the quote for fitting a new stairs deals with all the potential requirements there may be issues with building regulation compliance, house insurance, etc.

It's unlikely to be as simple as just adding a standard stairs. I'd suggest getting suitable independent professional advice to ensure the proposed work meets all the necessary building requirements.

If the €6900 includes all of the work to make the new 3 storey house house compliant with building regs then it seems ok. That included fire rated ceilings, protected entrance hall shaft, fire alarm, fire doors, self closing devices and works to the walls right the way up to the underside of the roof.

The Department released a loft conversion guidance booklet that will explain more.
