Yep obviously your 2.5m buys you the site and the footprint it needs plenty of work and whoever buys it will be doing it I'm sure. In that sense your budget needs to be selling price +500k at least.
Who wouldn't live in a house like this….
(44 York Road)
I'm not a fan of the dark blue in the kitchen, but a respray might be enough to sort that out…
Otherwise, it really is very nice…. I love the back garden.
I am not seeing any issues with layout, other than the jack and jill bathroom, don't like those. Not mad about the kitchen - the presses are ok but it doesn't seem like a working kitchen. I don't think the kitchen ceiling is particularly low, might be a few inches shorter than the hall, but its part of the extension and likely to be original height.
If you look at the floor plans it looks like that is the original kitchen space not in an extension. The ceiling is lower than the other spaces. Very common in houses of the time when servants were used. It is a OK kitchen. The garden is great with potential to build a house at the end like the neighbours already did
Its an OK kitchen, but as I said, I would not be mad about it. Its very subjective.
The kitchen comments were re Cunningham road not the York road house.
Oh right, thanks. I had missed the Cunningham road house completely.
What £1.8m can buy you by the sea in Co Down.

I tell you what it doesn’t buy however, taste!
Only built in 2006! You would think they'd have made more of the view from the house - the sea is right across the road!
Jaysus!
One of the bathrooms is kinda nice.... but apart from that, no thanks!
That really is awful.
I do not like the shared front garden driveway and neighbours right on top of you especially considering the price.
There doesn't seem to be a bar. Where's the bar?
Completely off topic but I do not know where else to put it. I seen a car for sale and was parked at the front of the house. Modern house, so no driveway as such just a few parking spaces. Why do they build these modern houses like this now a days. I grew up in a house that had a spot for a car and a small bit of grass. I wonder did the people of these houses ever arrive back after a long day and find someone parked there because technically it's not your driveway but a parking space that anyone can park in.
Nearly all new house are built like that.
They.… Probably couldn't find anywhere else to put it :)
I am glad they took pictures of the garage with the cars in it. I wasn’t sure my Punto would fit.
That staircase when you enter….why? Simply, why?
That house is a hot mess. Some of it I kinda like, (the less "formal" living areas), but others are atrocious.
The shared driveway would be a big no no for me. Also a shame they didn't face it towards the sea view when building, though there are big windows facing the sea. I wonder why they didn't show the view in the photos?
So you can make a grand entrance at the top of the stairs in your new ballgown and swish down the stairs while everyone gazes at you in amazement!
Or.
You can tearfully tell Mr Handsome Villain that you will not sell your land no matter how poor you become, run up the stairs, then shout at him from the top that you never want to see him again!
Notions!
MODERN HOME CONSTRUCTED 2006
Yes, we can clearly see that it's a 21st century McMansion monstrosity; you don't have to shout about it…
I'd like to throw the "architect" out that upper window.
Probably moving out cos it costs a fortune to keep warm. Massive vaulted ceilings & entrance hall, staircase that is like trying to heat a sports hall. Fire places in most living rooms that look like they are in active use.
Nothing better than high resolution photos to appreciate a property and its value
That is a disgrace .I would fire the auctioneer and get a professional. It looks like they expanded the thumbnails rather than linking the actual photos.
that place has come up on this thread before - and the photos were not that bad. could be a technical issue outside the auctioneer's control.
I was thinking I've definitely seen it looking better before. I wonder how much it would get it up to scratch.
You would get your 10,000 steps in preparing the daily meals. That fridge is virtually in the next room.
And they don't even put their toaster away
Yeah, but - you'd do whatever you need to do to get the blurb & photos onto the Daft website, then you'd go back and check what it looks like live to a potential buyer …. wouldn't you??
