What a shame, I don't get replacing the fan light over the door at all, the main window replacements are brutal, but clearly the house is a bit down on it's luck in the second photo, so likely due to the old windows rotting, needing replaced, still no excuse.
Hopefully it can recover and shine again, great illustration of how something as simple as window design can have a huge impact.

On the auctioneer's site it says "withdrawn"? I took that to mean the auction didn't go ahead. Or maybe didn't meet the guide price, which is £20k higher on their site!

It appears the house is of historic interest and especially the windows. For some reason they have been taken out and replaced with the ugly windows in the second picture. I am not very taken by either style tbh
Yes, the bottom photo is the after. It's a shocker, but I suppose if Streetview had existed in the late 90s and early 2000s we would have more examples like this. That's when the plastic plague was rampant.
In fairness to the owners to replace the windows with a like for like would have been a lot more expensive, as in multiple of what they paid. To replace with similar but in PVC would be more expensive again.
Yes, replacing like for like would be multiples of the cost, which begs the question, why not just repair what's there? Being wood, they're designed to be repaired. They took out about 12 grand's worth of windows to pay maybe 4 thousand for replacements, and the result overall is a devaluation of the house.
I doubt repairing would cost less than replacement and would be still single glazed costing more to heat. People make bad decisions when the choices are poor. Neither of us know what the condition of the windows were in from the photos but having to deal with sash windows in the past repair was never an option due to price and maintenance issues.
Having been there I can assure you that repairing wooden windows is not cheap or easy - finding someone who will do it is the main problem. There are people who make new reproduction wooden windows but we needed 15 (relatively small) windows, 2 sets of double doors + side lights, and a front door. No-one even wanted to talk about repairs, we ended up with 'plastic' in dark grey, as near as possible to the shape of the originals and they look good. Fortunately we had no preservation orders or similar to worry about. In the end I am very glad we did not go down the repair route.

I'd love to compare with the apartments at the back of the property. It appears to have foundational issue from the front and I am not sure if that is the camera or the kitchen is showing some issues of that too.

Meant to update after looking on street view it is an office building. There are apartments close by so the point is still relevant in terms of price and size. I know Athlone a little bit and that is the bad side of the town and with street view you can see a lot of closed shops by that property. It seems overpriced

Was it the subsidence you were questioning? If so look at the picture of the front. Windows leaning towards the centre of the house as is the door. There is also a sagging roof.
It is on the ran down side of the river but the best pub in Athlone is on that side right next to the Shannon.

Viewed this back in 2020/21. Think it sold for €1.6m+ back then. Current pricing seems very attractive. Imagine it will exceed €2m
yes 1.6m in 2021, i dont think it will breach 2m, its a lovely house and if we were in the market id definitely view, but its location is the slight drawback.
Agreed it’s not prime location but so rare to get a house like that A rated and large garden.
Even if it made €2m. It’s pretty weak price growth over the period
