I never like the ideas of mezzanines in a house...for the lack of privacy and noise transfer.
Well not a QS but a semi D is usually cheaper than a detached.

Umm them steps with small kids are not good. The finish doesn't look great imo. House is future proofed for the family though.

Fine house , not sure about some of the finishes. Definitely would not want steps down into living area or don’t really get having the patio area in a shed ?
that sunken area outside is a bit odd. i was expeting it to be open to the view and the wall sheltering it. but its ope to the side of next doors house.
Finishes are good enough for a small family. Thought it all looked well.
I agreed with her in removing the wall in front of the garage. Though I don't see how the alternative could have saved much money - not that it was saved, just reallocated.
I didn't really like the mezzanine, but only for the reason that you had to stand up to look out at the sea. If I was designing that, my goal would be for you to sit on a comfy sofa and look out to the view - so probably a large dormer window .
Cost could have been reduced by using a simpler set of stairs into the mezzanine.
I would have preferred a wider tread on the steps down into the lower area.
Thought the dark colours on the outside looked good and not something that I would have chosen.
Inside, maybe a bit of colour would have helped.

Liked the corrugated roof and the dark colours outside really blended into the landscape.
Didn't like the mezzanine blocked off ( would have left that open)

Think Outside sunken area a bid odd - like a coal bunker, but would live with it.
These are being offered through a local authority affordable purchase scheme. On Daft it says the market value is €350k+
Steps aren't great for those with older relatives visiting either. It wouldn't be a Bannon job without a staircase with a half arsed single side banister. And steps at the entrance built in of course.

It is like saying, why would anyone buy a 3 bed semi if a 1 bed is cheaper…? People want different things.
A better location, more room, a warmer house, a view, something nice to live in..
Absolutely steps are a disaster for the elderly, disabled or young children. Considering she has a toddler and crawler, I dread to think how many times them kids are going to take a tumble down them steps and potentially hurt themselves. That's a problem Orla could do without. The steps were unnecessary - better off having the kitchen and dining area at the same level.
That is an affordable home, i.e., the government subsidises some of the price for a particular person. Completely different from a self build.
Was there mention of why the patio had to be stepped down resulting in steps inside?
