Suffuce to say that it would be worth a fair bit more now even with no reno.
Add the €300k reno on top, that turns the old F rated 3 bed terrace into a B2 rated 4/5 bedroom house with approx double the living space, I would wager if they put it up on the market today, they would get every cent back plus a little more.
They did well buying at the time, and the big garden going back 60 meters was the star prize in all of this.

Do we even know when they bought the house? According to the TV programme, it was years and years ago, so they would have built up a lot of equity since then, especially post 2020. They may have remortgaged the house to come up with the money for the refurb. Anyway, my point is that when it comes to this programme, people are overly obsessed with the price of everything but know the value of nothing. The programme is not a finance guide to renovating your home; it's a renovation program that offers the viewer the chance to look into a project from start to finish.
I think they're also including the cost to buy the house in the 700k amount
400+ to buy the house and 300+ on the renovation I'm guessing they mean

You wont be buying much for 500k in Dublin that would fit the bill I think. At the end of it, they will have a nice, retrofitted house in the area they want to live in, and they will be still evens. Not a bad day out.

Anyway, good programme, I liked the extension at the back, not so sure about the front. The colours of the kitchen was stunning, the lightish wood and darkish green marble.

I wish they spent a little less time at the beginning showing how the old house did not work well.We get that. What was the new heating system, a2w ? What were bathrooms like? He could have explained more about why he wanted the fins on the ext at the back. What is it like in the extension at night-time : can neighbours see in? Do they have blinds for all those big windows? What is it like then?
N.b. do they have a manhole cover in the middle of the kitchen floor now, if there was a manhole there, or did they move it??
Did they spend any money on upstairs yet though? Also at the beginning Dermot mentioned 10,000 of the budget for "fees", What fees are those? Fees are not usually mentioned. Architect or q.s. or structural. Eng or planning or ber or what?
Which is wonderful for them if it is but then they should mention that. She is an SNA and I work in that sector and there's no way they could afford a mortgage of 700k. Now he works in the financial so could be on big money. But for most people that sort of mortgage is out their reach.

I think their original budget was 320k including grants and in the end it was 350k including grants.
I think that hole was in the front room and was there from when they exposed the subfloor so before the extension. Maybe I am misremembering though
Were they under budget at the end including the cost of that extension. Wonder why they delayed it then if it could have been done in budget. I'm always left confused at the end of this show!!

So in total they've spent over 700k. Wow! Just wow. That's a lot of paying back. Their living space is so very small in the new extension. It's just mad money!

beautiful home for them, well deserved, a lovely couple. I really like the interior colours, especially the greens. I've used green a lot in my downstairs rooms, its calming and relaxing and brings the outside in. For me the cost would be very stressful on top of their mortgage but that's the Ireland we're living in.
Very nice result both inside and out. This series is already shaping up nicely. Likeable clients and successful designs without anything being too extravagant.

How you can get eco grants and then have a wood burning stove in an urban area is beyond me.

Yep that's where the manhole cover used to be in the back garden if I recall correctly.
House looks nice inside now, particularly the living area at the back but I really don't like the exterior at the front or the exterior of the extension.
What gets me is how the dad was moaning about the clutter and no room for the gymnastics gear or small goal and he then sticks a pool table into the room 🤷
