Should I rent to Ukrainians with ARP?

Hi there,

Just looking for some opinions from landlords please...

I'm planning to rent out my house through an estate agent that also provides a management service. ( I've never been a landlord before and scared about it so that's why I'm looking at paying for the management service)

After my small mortgage is deducted, 51% tax paid and management service fee is deducted I will profit about €100 a month.

I've been told that renting to Ukrainians on ARP may be a better option. Has anybody done this and would you recommend it?

I am looking at this right now but for house sharing. Does this also work for renting rooms. I see the 800 euro figure quoted. I have 2 spare rooms and live onsite. Anyone know how this bit works. Surely you cannot get 800 per room? If so, is this scheme relevant to the 14k a year rent a room tax cap.

I just rang the dept of whatever. They said the same, but I can let a room on this scheme and then another on the rent a room scheme. The Ukraine payment is not counted towards the 14k per year tax cap. Cannot believe that. So it appears I can rent two rooms, at 800 each and get 18 grand, and not worry about a tax bill as only 1 of the 800 euro payments is counted. Unbelieveable option!

Rent a room only if you also live there. Otherwise it's a tenancy and subject to rtb

Its basically a well known quirk of the system. If you live in a house, you can get 14K rent a room plus 9,600 ARP payment. All tax free. Nearly 2K cash a month.

the greed with this whole process is sad, all aided and abetted by our Government. Single people have it harder than anyone now, its impossible to rent as a single person, to come up with the astronomical rent. I have a 33 year old daughter and she's currently living in a camper van as there's nowhere to rent anywhere in her area . She has a degree and has worked in London and Dubai but chose to come home to be closer to family after Covid.

To be in a camper van in Winter is miserable. But lets just keep housing Ukranians . Shame on this Government.

I'm not an empty nester, I have already downsized to a small 2 bed, so I don't live in a large 4 bed detached house with 3 spare bedrooms! I actually planned ahead.

However I am in North Kerry and she is very far South and is working there so it's a 2 hour drive there and back on bad roads. Not feasible. Hence the camper van.

I'm quite sure there are many people in similar situations that have degrees. Having a degree doesn't make you any more special or immune to the housing crisis.

yeah I know, far from meaning she was "special" I was pre-empting posters saying she was a lazy bum who just needs to make better life choices (get more training, a degree, a better job, more money etc). That was my point, yes I'd agree that most people who are trying to get houses now have good educations and good jobs and it still doesn't make any difference.

It's a very unfair system. My daughter and her partner have just been turfed out too. Their lease was finished and their landlord rather than extend or continue it, has turned it over to Ukrainians because he doesn't have to pay tax on the rental.

the lease doesn't just "finish", it's automatically extended by law, unless terminated for limited valid reasons (renting it out to other people is not a valid reason)

and the 800 ARP is only one payment per property…

unless they had no lease, and were renting a room, sharing house with the landlord?

still, there is 14,000 per year tax free if renting out rooms

so, something doesn't add up

Push them for more, my brother has 3 properties rented under arp and he's getting 1000 each for 2 of them, 800 for the smallest one. Chanced his arm and got more just by asking

You know what they say about assumptions. The extra is being supplemented by the council, my brother said take it or leave it at a 1000 a month and they took it. The person he was dealing with had said they had to pay up to 1200 a month in some places due to pressure of trying to house them.

I wouldnt give it to them full stop because im against the route our government have taken on this.

But i certainly wouldnt be barganing with the local council either! Its 800 or fck off.
