I see your points, and I am no fan of SF.
Here are my comments:
(1) yes, correct, the SF plan suggests onward sales are restricted (by price, and buyer), but there will still be plenty of qualified buyers for these houses
(2) yes, there is no clear answer here yet, but banks of course lend all the time for apartments where the borrowers don't out the underlying land
(3) does SF plan to start a State builder? I thought that was just an aspiration?

As far as I can see, SF want the LA and AHB to hire building contractors to build the houses

If we have a protracted period of government formation, which is likely, then it may force the public to consider their voting intentions the next time. We're electing a government and an opposition, not a circus.

I wonder could we see a scenario where FG do worse than expected and reject a coalition with FF and others, FF only path remaining to government is with SF. MM has form doing the opposite to what he said, so he’ll be in a tricky a spot. If he does stick to his word we have a stalemate and another election.

We've now 10 parties and then a further 20 to 30 Independents about to enter the Dail. Many of these people about to get elected are complete headbangers.
Evaluating how badly and incompetently managed FGs campaign has been managed is dificult it has been so poor. Unprecedented in my opinion. How this couldn’t have been managed internally is beyond belief.

The scattered voting pattern only results in one thing - protracted government formation talks.
It could takes 6 months, unless there's a massive swing to the main 3 parties.
You can critically analyze and evaluate their policies. If a policy doesn’t hold up in theory, it’s unlikely to succeed in practice. I think that is exactly what the media and the voting public are doing.

The election is this week, not in the 1980s, not in 2009 and not in 2002. We have one of the highest living standards in the world, we have good health, we regularly finish in the top ten of places to live, what more are you asking for?

The property ponsi scheme of 2002 - 2007 seems to have escaped your analysis, the mass unemployment and emigration of the 80s too, and the austerity of 2009 onwards, they're hardly examples of competent governance. The over reliance on FDI now is also going to hit home at some point in the coming years.
As for SF, I'm no fan but how exactly will their policies be tested if they don't assume power at some point?

It shouldn't amaze you. FFG have been in government on many occasions and whilst they've been guilty of wasting money and opportunities in a number of areas, they shown that they have the ability to run a very wealthy and successful country. We've had giveaway budget after giveaway budget year-on-year down here.
A SF government is an unknown entity for the majority of people down here and that concerns them. Sure, they been in government in NI but NI is a different ball game. This is high stakes poker down here in comparison to NI! If they mess up, the consequences could be dire for an awful lot of people. Therefore, voters are questioning SF's policies again and again, and they are right to do so. I've seen nothing to suggest that SF have the ability to run the show down here and I'm not going to vote for them. It'd like giving an 18 year old learner driver a Formula 1 car.

FFGs plan is to keep housing stocks low for another 5 years so their property developer and landlord mates can charge what they like. I'd argue a half-baked SF plan is better than that
