Those of you with a keener eye than me might be able to tell…am I right in thinking that this property is a much more modern build than the style suggests? It looks old at first but no year of completion or any other dating on the profile and it is BER-rated A3. A very interesting proposition all the same. This bit in the ad caught my eye too and got me wondering what exactly it is protecting? Maybe from hunters/poachers in the woodland:

To me it looks modern both on the outside and the inside. I would say it was built in the 90's or early 2000's. The owners tried to make it look old but failed. You cant fake old features.
Its overpriced in my opinion as its still needs alot of work especially outside.

Lived in a similar house in Dublin, the price is indeed bonkers but that is no surprise. I wouldn't let the BER rating put me off, it was the cosiest house I've ever lived in, mainly due to the tiny footprint. If you put a fire on, or had the heating on for 20 minutes, it was toasty in no time.
Adding new windows is probably the only realistic way off improving the BER rating on such houses. Others will know better but I would never expect to see one of these rated A or B, C probably being the realistic limit for them.

Modern. Based on historic imagery, the "Pavilion" was built sometime between 2006 and 2013 and the main house sometime between 2001 and 2006. The property was a farm before that, and there was previously a smaller house of a different design (built in the late 19th or early 20th century, based on historic OSI map data) located where the "Pavilion" is now.
You can tell from the design that it isn't a historic home, either; the quantity and arrangement of the fenestration are clearly modern and the proportions aren't right for the architectural style it's trying to ape. It makes a better effort and shows more consistency than most early 21st century "McMansions", but it's still not quite right. The inside is pure modern wannabe mansion, lawyer foyer and pointless columns and oversized rooms and all, though the build quality looks to be much better than a true McMansion at least.
I quite like it. However, what puts me off more than anything is the lack of symmetry between the main house & the pavilion. In line, fine. Adjacent, grand but off set in that fashion, not for me. May feel better if seen in reality but in the photos, nope.
a bit of tarmac or paving would big difference there
From a photography perspective, I love that. It'd make a great backdrop for photos.

The kitchen seems ok sized, you'd see similar in a lot of older houses.
I'd live there but that's because I'm single. Would only suit a couple who couldn't have kids as there is no room for kids. One major factor for me though is where the hell do I park my car.

There are water stains on the living room ceiling - probably from the upstairs shower, and a very dodgy looking flat roof on the kitchen part. Front gutter is hanging off.
Plus, all that wood could be hiding god knows what. And is that laminate flooring on the walls in the bathroom?!?

Tennis court must have added a huge premium onto this house. I like tennis but only an idiot would pay €2.35M for that house even if its in a good location.
I wonder how much they charge to live in the granny flat. I lived in one for years in Galway about 15 years ago. wasn't as nice as that one though.

Yes I would consider 200 sqm small for a 5 bedroomed house that has been marketed with a price tag of €2.35M
The tennis court is only of value if you want one, otherwise there's a lot of expense involved in removing and landscaping to have a proper garden.

it's a pity there's not a tennis club nearby that they could have used instead. a tennis club 1.3km away would have been nice.
The size of this place and they have 2 bathrooms! Fond of a scented candle or two as well (I can't point the finger, we have drawers full of them as well)
I wouldn't mind but it's not that far from an actual tennis club, it's not like they are starved of somewhere to play.
@Deeec it would be a very desirable area there, close to Castleknock village and the Phoenix Park. 2.35m still seems like a lot all the same,
