It's interesting; you usually don't see the truly cavernous McMansion rooms around here very often, but these folks have absolutely nailed it. A truly ridiculous waste of space all around.

My only real gripe is the huge cupboard in the kitchen. Takes up to much space, would there be room for stools at the island?

This card was dropped in my letterbox today - I know the house, and couldn't believe the price, so checked it out - it's 2 bedroom, and €575K…..
They went to all the trouble of printing those up and posting them all around the area, without even proof-reading….. 🙄
That's one estate agent off my list if I ever decide to sell up!
Are attics normally included in floor space?
It's floored and furnished as a room - wouldn't have the head height to be listed as a bedroom though.
If they've been converted correctly, according to regs, I've seen them listed.
Friends of mine saved (IIRC) 30k on a house they bought maybe 10 years ago; the 'converted' attic was listed in the floor space, and declared as a bedroom. The survey revealed it hadn't been converted properly, so they reduced their offer by 30k which the seller accepted. My friends were more than happy, they had not envisaged using it as anything other than storage anyway.
I'm guessing that big cupboard has the fridge in it. Possibly one of those monster American style ones.

I suspect the photography doesn't do it justice at all, I'd love to see it with my own eyes. I'd say it's not half a gloomy as it looks. I'm not sure I'd have quite that much dark grey all over, but I love the reception rooms and kitchen.
If I was looking in that region, I'd happily pay that (compared to the 2-bed terrace with no garden and north facing rear that I posted up thread for €575K 😱)
I think a lot of us here will know exactly what NOT to allow an EA to do or say when selling our houses… including putting up dodgy photos !
I really dislike the interior and the dark paint, but that could be remedied with lots of white paint and new furniture.
In true Kirsty Allsopp fashion, I would want to knock out the wall between the kitchen and dining room and open it up (if it wasn't load bearing).
However for me, the bedrooms are far too small and narrow and would be a deal breaker. Along with the BER F.

To put that into context, you could stay in a 5 star hotel in the same area for 2 weeks every year for 30 years for the same price.

Retention planning permission refused 2020. Applied again in 2021, but withdrawn.
You're buying a field, with little hope of getting planning.
