It's floored and furnished as a room - wouldn't have the head height to be listed as a bedroom though.
Are attics normally included in floor space?
This card was dropped in my letterbox today - I know the house, and couldn't believe the price, so checked it out - it's 2 bedroom, and €575K…..
They went to all the trouble of printing those up and posting them all around the area, without even proof-reading….. 🙄
That's one estate agent off my list if I ever decide to sell up!
This looks nice assuming that it doesn't disappear into the sea in a few years!

I love this. The cliff room would suit me as an office space.
Or if you had a kid who wanted to learn drums….
My only real gripe is the huge cupboard in the kitchen. Takes up to much space, would there be room for stools at the island?
To be fair that's a slick video and a bit of effort from the agent , obviously don't know the market but it is a lovely house
There's a little staircase in the garden.
This Tiktok video shows it fairly well.

How do you access it though?
So they do. That's what I get for going through the pictures too quickly.
i think they did - the photo showing the room with the guitar. clearly faces the sea, and the window size looks about right.
They do.
It would be nice if they showed a picture inside that room on the cliff.
Look at this house, look at the room built into the cliff edge!

It's interesting; you usually don't see the truly cavernous McMansion rooms around here very often, but these folks have absolutely nailed it. A truly ridiculous waste of space all around.
Goes to show how fucked up the housing market is, if that house is asking six figures.
Indeed! But the estate agents are Proud to Welcome it… I cAn'T StAnd the Use of random caPITal letters.
If you'd told me that was the reception area in a callcentre in clonmel...
This one really makes me want to buy it.
Oh God, makes you wonder does the agent have a bad back or are the ceilings covered in mould.
Could be cut off from electric as interior pic seem very dark.
Oh dear!
Jesus the estate agent must've been desperate to find anything worthwhile to photo for this listing:

All downhill from photo #7.
It’s an interesting house with a quirky design but furnished very oddly. I know (hope) they’d be taking all that with them but it’s hard to see how to make it work better.
I agree I would love that house and the grounds are fabulous.
I like it, but I'm not sure I'd like to live there. Actually I would, but I can't because I'm poor!
I do like the V8 engine block coffee table. They are not cheap.
Hard to disagree with that observaton.
This house struck me as a great example of how to build a house with too many far too large rooms.

The kitchen looks small enough, but some of the rooms are cavernous. I'd imagine it's cold and echoey.
I do like it but it would need to be reconfigured, lots of rooms…. no BER as well so most likely would need an upgrade of the heating and insulation. Could be a money pit!
I somehow missed this when I was looking at the listing, it is a bit odd alright!
Seems like a lot of wasted space in the bathroom?
Though I suppose you could fit a laundry hamper in there, at least. 🤔
Getting the lawn mower out must be so awkward… 😂
