You have to go through someone else's land, though there is a right of way. Most of it is a forest road, its just a track. The right of way is interupted though for a short patch, then there is no continuation of the right of way to the land where the house is, again only a short stretch but if someone wanted to be difficult they could stop access. The ad pretty much says some of the most educated people in the country who lecture on every major subject to the future brains of this country know this place is for sale and have no interest whatsoever in buying it.
There's probably safer investments out there I'd say.

no that is awful on so many levels.. so much gravel, side front entrance windows completely out of keeping with the cottage, badly designed rooms. It’s a confusing match and by picture 32.. it looks like they’ just gave up on the end.
I like the Churchtown House, especially the original cottage parts. It's higgledy-piggledy but still works.
Some more colour and more furniture would help it be more homely.

The same house right next door (though without the rear extension) is listed for €750k, so they could be chancing their arm a bit; not sure if that extra single-story sitting room really adds €80k to the place. Still, though, what it is is a reasonably large detached non-derelict house within shouting distance of Dublin, so "overpriced" is relative.
They really should have knocked the original rear wall of the kitchen and reconfigured it. The kitchen is dark and you can see where the window and double doors were just removed.
The extension has really eaten into the garden too but they'll probably get over asking given the location.
What's going on with all the tiles on the roofs in the area is that from the salt air maybe?
This is the original site, someone got their few bob on the CPO but the chances of selling the remainder are pretty much zero. Even if it had services and you didn't mind the road, there is no chance you would get permission to put an entrance that close to the roundabout.

That circular hallway with the columns looks familiar alright, it might have been on before.
That hall has the feel of a public building to it. Every time I would walk in there I would feel like I need to find the receptionist or pay to look around 😂
