Tbh while over the top a document like that when buying a second hand house is useful.
Every house has its quirks. Knowing where xyz is would be handy, rather than having to go searching for it.
Though this reads like an estate agent in training and told to do a 5,000 word essay on the property.
Its handy to be given to very interested buyers but putting it up on the advert as a brochure is not necessary and a bit amateur.

Because that's exactly how the high value wine market works. I'm sure there are loads of people out there who will buy high end wine from a random punter with a cellar in Rathmiceal who has had it in unverified storage for a decade.
My brother in law collects wine in this way (i.e. buys newly released wines / vintages by the case), but he has it held by a wine broker in London who guarantees the provenance of the storage for when he goes to sell it on later, or decides to drink it.
I get the feeling the owners would be there if you went to view the house, and would follow you around to point everything out like a terrier yapping at your heels.

These folks: "YOU SHALL USE THIS ROOM TO HOUSE YOUR ANTIQUE AND FINE ART RESALE BUSINESS, AND HERE YOU SHALL KEEP YOUR COLLECTION OF GRAN CRUS FROM THE CÔTE DE BEAUNE, AND HERE YOU SHALL AGE YOUR OWN PREMIUM IRISH WHISKEY TO START BUILDING YOUR WHISKEY EMPIRE, AND HERE IS WHERE YOU SHALL IMPRISON YOUR NOISY OFFSPRING WHILE THEY ARE NOT OPERATING YOUR PALLET LIFTER, SO THAT THEY DO NOT DISTURB THE TRANQUILITY OF THE MANOR."
Also, I lost it at point 21 where the author goes full fanfic and just starts namedropping random Victorian architects (in ALL CAPS) and fantasising about how much they would swoon over the vendor's awe-inspiring garden bridge.
Almost like it was used for “something” else, and they’re throwing out all sorts of possibilities to throw people off the real use.
I think this is being pitched by and aimed at potential buyers from a specific Asian country.

What an absolute shame to see what would have been an amazing house back in the day left to rot like this. When I was young I always envied people who lived in those houses, they were for the wealthy. This whole area is now ruined because of its proximity to the university, it’s nothing but flatlands full of students. Tuesday and Thursday nights are chaotic around there. Price seems astronomical to me and usually UCC themselves purchase most property for sale in the area.
Lol can't see UCC purchasing this #ProjectAlpha - it is an absolute disgrace that it's been left to get to this state.
I was thinking it would have been a beautiful house before it was let go derelict.
So much potential to be a beautiful home again but the price is mental.
I hope whoever goes in and flips that does something about the rotten roof beams. It looks as though it was a good house at some stage but its gone well beyond a coat of paint job.

Jaysis that needs a hell of alot of money to be spent on it. €1.5M to buy it and it looks like it needs another €1.5m spent on it to bring it into good condition. I cant see it being worth it given the location. I think this one will have to be discounted heavily to sell.
That house could be fabulous once again as Im sure it once was. I wonder what the back story is to the house. Its obvious it hasnt been lived in for a long time. I wonder why it was left to rot.
