Definitely they overstretched. I would be interested to see how long it sits on the market. There are way nicer homes in Sutton sitting for a good while.

Also difficult to push a child’s buggy over gravel. Strange decision to not landscape it at all.
The Land Registry map doesn't bear much resemblance to the red outline there.
And no internal pictures of the house!

Well there's yellow lines outside the house so you'd need the space for your car(s) plus guest cars. Also it's a busy enough narrow road so wouldn't fancy holding up traffic while you reversed into the drive and certainly wouldn't fancy trying to reverse out, so need the space to turn the car around in the drive.
I probably would have chosen something different to gravel though.

There's actually a third house going in beside them. Be interesting to see how much it's marketed for.
Looks a very similar design but looks bigger. There's boardings up so can't get a great view face on. However the traffic queue was longer today so could see it on the diagonal.
So must have knocked 2 houses to build 3, unless the house they knocked was massive. Though I don't think so as the original driveway gates are still there.
The houses on the other side of the road that would actually give you proper sea views are massive.

I don't think I commented on the Sutton house? But now that you mention it, I think it's fugly. Well, at least the exterior is. The inside has some nice parts.
But even @ €700k, I wouldn't buy it.
I assumed that was one of those decaying half-finished McMansions from the first couple of exterior shots, until I got to the interior photos and it actually has flooring and furniture inside. Knock it down and try again, and please try to do it right this time, thanks.

Ah I know yeah, but new builds and renovations seem to go for these new heating systems.
Cost probably. I'm not up to date on the cost of heating systems but I would assume the newer energy efficient systems would cost more than a traditional oil central heating system.
Also you would not get the build quality in the old cottage to suit the heat exchange type heating.
Only a C2 BER but a great price, it looks lovely.
I thought building regs would stipulate a heat pump/air to water, that's probably why the BER is so low. I'd imagine they won't have qualified for grants.
