Wow, there is absolutely nothing I like about that house, at all. Shiny tiled floors again (the dining room takes the absolute biscuit!), 50 shades of magnolia, I hate all the woodwork throughout, and it's ugly on the outside. No floor plans, which for a house like that should be an automatic in the listing, surely?
The only redeeming feature of the whole thing is the boat out the back! ⛵️🤣

Ok 700k may have been unrealistic, but under 900k.
It's 2 new builds on the site of one "old" house, so side by side it's pretty cramped.
It's only a few doors down from the cross, so the gym and takeaway are your neighbours which might appeal to some but for 2.6m I wouldn't want to be right beside those comings and goings.
Then you'll also have Santa Sabina and Sutton Park school traffic.
It just wouldn't do it for me.
As I said I thought they were lovely when I was sitting outside in traffic which is why I looked them up.

Sutton is a beautiful area but Sutton Cross junction is a major bottleneck always has been , with all the new builds (even though they are needed) you'd want to own a comfy car as you'll be sitting in traffic for a long time trying to get through Sutton cross.
That Sealawn one looks as though they got bored building after the ground floor. I know its a style, but not one that I admire.

Both new houses are for sale, well next door is sale agreed. The one that's sale agreed looks really stark from the outside, but the one for sale has no blinds so you can see the floor and double bed in the upstairs front room from the car,on the bus you'd get a deadly nose 😂 so depending how much you like privacy in your bedroom, you'd need blinds, closed!
It's not really a sea view, you're not on the coast road, there's houses across the road, so the view is upstairs from the terrace (still lovely but only when you're in a certain position)
It's just around the corner from the Marine hotel that's up for sale(kept as hotel or turned into apartments?)
Another block of apartments has gone in 1 minute walk away and Santa Sabina school is there too, a very busy road. It took 3 traffic light turns to get into from there to Sutton cross junction at 9:35 during summer holidays for 2.5 m I'd want an easier life!
Especially if the plan to terminate the Howth dart and Howth Junction and use a shuttle service goes ahead, traffic will be an absolute nightmare.....so that will literally be on your doorstep!
If you go into the Street View the house is under construction and it looks like the identical house next door is on the same plot. I'd imagine, and this is total conjecture on my part, that there was another house on that plot originally, someone bought it, knocked it and built these two side by side with the intent of selling one and living in the other. Or maybe selling both, who knows?

Little expensive but it's nearly 4,000 sq ft with big areas to front and back, with sea view and in Dublin and is in walk in condition. €700k barely get you a 4 bed these days in Dublin.
