Sutton is a beautiful area but Sutton Cross junction is a major bottleneck always has been , with all the new builds (even though they are needed) you'd want to own a comfy car as you'll be sitting in traffic for a long time trying to get through Sutton cross.
Want to stick out like a sore thumb? This is the property for you. Stunning views looking out, but not for everyone else who has to see your monstrosity.

That first one would be stunning if redecorated, I'm glad it's a protected structure because a developer would surely knock it and throw up apartments or duplexes.

Ok 700k may have been unrealistic, but under 900k.
It's 2 new builds on the site of one "old" house, so side by side it's pretty cramped.
It's only a few doors down from the cross, so the gym and takeaway are your neighbours which might appeal to some but for 2.6m I wouldn't want to be right beside those comings and goings.
Then you'll also have Santa Sabina and Sutton Park school traffic.
It just wouldn't do it for me.

Wow, there is absolutely nothing I like about that house, at all. Shiny tiled floors again (the dining room takes the absolute biscuit!), 50 shades of magnolia, I hate all the woodwork throughout, and it's ugly on the outside. No floor plans, which for a house like that should be an automatic in the listing, surely?
The only redeeming feature of the whole thing is the boat out the back! ⛵️🤣

I agree mental price and as you said not the best spot in Sutton. It is for sale for a while, it is not shifting very quick. Strand Road much better spot.

A good example of developpers overstretching the price ceiling on a road / location.
I quite like the style of the house but it seems way too much for that location and size of site. It'll be interesting to see what they end up selling for.
One is sale agreed, so someone bought it. Though could be the original site owners keeping one house and plonking a sale agreed sign outside to make it look more desirable.
I was ten minutes just outside it at 15:30 today waiting to get through Sutton cross. (Now I know Santa Sabina are running camps)
On the plus side the bus stop is a couple of doors down. On the downside that bus route isn't the most frequent.
The whole front garden is gravelled, but as there's no parking outside the house you would need the space for guests and deliveries (though they'd probably pull up on the footpath zero f*Cks given)
There is a lot about that I like. But the grounds / gravel look very photoshopped tidy!

Jesus if there ever was a house the represents the boom and bust, along with muck boat and merc for good measure. Surely no matter how little cop on you have when the architect rocks up with that drawing there's serious questions..

If it's fresh and never used it would be immaculate. Cars driving in and out all the time mess it up.
Personally, I hate gravel, anywhere.
Very difficult to walk on it in stilettos.
