Thats absolutely mad, but if some mug wants to pay it..let them off
Thats mad as the detached Hettyfield houses have not hit those prices with big gardens etc. This seems insane. But they must be confident they will make that money
Ironically, called Hettyfield Gardens, the gardens are tiny. There's another 8 semi detached houses also going onto the site
Bayly in Douglas is going to be priced from 465,000 for a 3-bed semi and 560,000 for 4-bed semi (both average sizes). Soon there may be a need to increase HTB ceiling beyond 600k.
Hopefully not. Just further inflates prices. Its supposed to be help to buy. Plenty people I know had the money to buy without this and was just a nice extra. The money should be going to those who need help getting on housing ladder the most. Plus I just think it goes straight to developers. It seems mad to me if they started increasing threshold. It would not surprise me though
Agreed, but you never know they may increase HTB limits in the pretext of helping buyers. Anyways house prices especially new builds are not stabilising and continuing to go up and don't know where/when the price rise will slow down.
People miss the point of the HTB completely. It was supposed to go straight to developers. It was introduced at a time when there wasn't enough new-builds commencing and it was a way to keep them competitive against existing stock.
People act like it wasn't supposed to be inflationary but it absolutely was, just for one type of housing over another.
Serious price for 3 bed semi under 100m2...200k plus over a strong asking price. Resets the market

has anyone successfully booked bayly house this weekend? How was the experience and what is completion timeline?
The crowds were insane on Saturday
yeah read in news that 1000 people came for viewing. Absolutely crazy
It was bought for €405k as one need to add the VAT.
Bit and pieces added to it in time.
Still a nice bump.
This is a mad one. https://www.daft.ie/for-sale/end-of-terrace-house-81-yewlands-maryborough-woods-douglas-co-cork/5739457
€695k for an end-of-terrace 4 bed.
This is a 2 bed bungalow, 15 mins from ballincollig in a nice, new estate. They're very spacious but not exactly big.
It was empty for ages after the sale date, then lived in for a month before the owners just disappeared, went up for sale a good while later and sold for 70k more.
There was a little work done to it, the main one was putting horrible limestone chips over the front garden so you could fit a third car
The house in the Lough where they found that poor lady only about 6 weeks ago - up for sale, 330k…really??
Talk about undue haste, couldn't have even gone through probate yet?
I know, and the state of it then for that price - house needs to be gutted inside.
Location, location, location.
330k for house price, 200k for renovations
I think you are underestimating the 200k for reno :) … I would be doubling it at least
400k...just to modernise?
Couldn't even get the price right, but the Indo thinks this is a story worth running with.

good luck finding a builder for anything less…actually, just good luck finding a builder
Jez the amount ud have to spend on it and not qualify for the vacant property grant either
no doubt it will be snapped up by an investor and rented out as it’s in walking distance of UCC and won’t have a rent cap
Any recommendations for a decent engineer to do a pre purchase survey? And any good experiences with any Estate Agents around the city? Met a fair bunch of them over the last 18 months on viewings. Can't say there were many I'd want to sell my own.
baylys have increased their semi-d 3 bed prices to 520k. Its pure greed.
And no problem selling them. The only houses been built in the city are social/affordable. Huge demand for anything like Baylys in Douglas.
What were they?
If you were selling a house would you sell it for below its market value?
If your answer is no, why is it greedy if someone else sells for the market value.
