These images are CGI… and cheap ones at that.
Only thing that is definitely CG there is the "water" in the pool in #24. The outdoor shots seem to have some funky HDR and a large depth of field that make them look a little off, but that's just the camera settings and maybe some postprocessing.

If it were me, going from the floor plans, I'd probably convert the current office into a third single bedroom, and convert the walk in closet to a smaller office.
While a WIC is lovely, its a luxury, arnd the bedrooms are big enough for wardrobes!
Or alternatively, convert the outbuilding / garage to an office.
I hadn't noticed the practicalities of the cooker & sink in that kitchen but you're right…if you want to drain your pasta or strain your spuds (not a euphemism) you have to trek around the island to get to the sink. Not ideal. Maybe they aren't big on cooking at home 😁

That is not a home, it is advertised as owning the 2 rooms and leasing them to the hotel on a 35 year lease. The hotel then operates the business of running a hotel whilst not actually owning the rooms.
ok let me get this right. You pay 225k to get 2 suites that are rented by company A who sublets to company B for 19k/year until 2038 with rent upward only review. The rent expected until the end of tenancy is 247k (all going well with tenant). On top of this, there is no management fee and you have access to facilities.

Yep its sounds like the hotel is in financial trouble and needs money to stay afloat. They sell off 2 ensuite rooms to an investor and the investor receives rent of €19000PA. Hotel still rents out the rooms to their customers so they still make money. Investor may end up owning 2 hotel rooms that is worth nothing and they cant sell. Investor could even find themselves responsible for repairs, insurance etc.
It sounds like very very poor deal.
I had not heard of it in hotels but some Cruise ship companies operate that business model. At a guess I would say it was a business model imposed by necessity during the 2008 crash. I would not discount the financial viability without knowing the details, but it would require VERY careful due diligence.
No comment on the financials, but have stayed there a good few times myself. Its decent enough central city accommodation and is generally fairly busy - does a roaring trade on game days at the Aviva and is within walking distance to the Bord Gais Theatre. Hotels in general aren't struggling with occupancy due to 13% of hotels being out under govt contract.

Might be this? The "George Best Hotel" in Belfast. Bought by an investment company whose business model was to sell the rooms to investors to fund the construction, then investors get the returns when the hotel opens. Shockingly, it didn't work out. The building is still empty today and the Signature Living company is liquidated. Such a pity as it's a stunning building literally in the centre of Belfast.
