€155k for a site essentially with the hope you'd get a grant to rebuild a new similar house of up to €420k. Could be worth a punt if you were someone who understood the redress scheme well and had access to builders to move quickly on any rebuild. Could also be a disaster
Give it a few more years and you'll be able to shift it with a good hard shove against any exterior wall.
Of course there's likely a cash buyer will snap it up and then demand compo from the redress scheme.
Probably being sold for this very reason - i.e. current owners don't qualify for the redress scheme.
To qualify the house would had to be either (i) their main residence, or a (ii) a rented property that was registered with the Residential Tenancies Board before 2 November 2021.
Subsequent purchasers of affected houses after this date, along with holiday home owners (including plenty from the North and those who rented via AirBnB and the like) are now owners of an asset worth only land value with planning permission less demolition costs.
So new owners can’t get the 420k max. You really only own a site with the additional cost of having to demolish the house. What a deal

The site doesn't look like over an acre, not disputing it, but its a strange layout. I like the way it is back to front. You would need lots of energy and a decent budget to make it livable, but I imagine it could be nice. I had already reorganised the kitchen, hall and lounge just looking at the plans.
Definitely haunted.

No one else think that house is over priced by at least 100,000 as a lot of work and money is needed to bring it up to scratch. If there was land with it I'd agree on the price but there is none so deffo overpriced.
I had the same thought. There is a lot of work to be done to reorder the interior, probably reroof, modernise and make energy efficient. And the size of the site is very restrictive, another 15meters to the east and north would make all the difference. Given the aspect, you’d want to do something with the south facing gable to let more light in, or build on a sun/living room, or incorporate the nearest outhouse. The outhouses will also swallow a lot more money to reach their potential. And it’s quite out of the way/remote. So much potential though.
Biggest question I have on that house is why there's a rocking chair beside the toilet.
It can help to bring on a 'movement' if required.

I reckon the stripey cushion on the rocking/crying chair in the toilet comes to life at night in the form of a clown and murders people. Zebra cushion by day, scary zebra striped clown horror by night

For that price I'd want off street parking. I know the area relatively well and that's a busy road. Not the place you want to be flaffing about with parallel parking, that's if you get a spot outside the house.
That rain shelter blocking the view would irritate me. Especially if you look at the later pictures (27-29) where there is a whole stretch of houses with an unobstructed view.
Lots to like, I love the big pink bedroom. That would be mine. Though there seems to be lots of wasted space in that green bathroom?
Agree on the parking. Especially if there is any chance of bike lane being installed at some point. I wouldn't buy any house that did not have its own driveway. That would be a dealbreaker for me.
You'd be safe enough on the cycle lane as there's one on the other side of the road that runs non stop to Sutton , they've spent a fortune on it.
However it just takes one neighbour to be a w*nker over parking. Plus how do you charge an EV car , without having to rely on public chargers.....I know people are saying we should be moving away from car ownership, but we're not there yet and for that price it would be a deal-breaker for me.
