Rooms aren't that big, good camera angles help, as does the wide doorway for the first bedroom. Love the garden. Not a fan of all the marble and the nick nacks. A hoor to start dusting that on a Sunday morning after a feed of beer on a Saturday night.
And yes, it has been flooded before, or it sounds like it has.

Decor not to my taste but that is easily changed. A lot bigger than I was expecting and the garden is also very nice.

The front door opening onto the narrow pavement of an incredibly busy traffic route in and out of town would be a huge turnoff for me - the dirt and noise would be horrendous.

'Cash only' because the usual mortgage lender won't give a typical loan out on a flood risk house.
'Typical' as in a 80%-90% loan. You might get a 20% one. First thing I'd be looking at is if it is possible to get insurance against flooding there. If they don't, then you're in a lot of trouble, and it's why the mortgage lenders don't want to back you up.

Have a look around St. Mary's Park or Moyross in Limerick and see what can be done about knocking terraced houses!

Look at the O'Malley Park area of Limerick. 1 mile from town
The pictures above are from Moyross. Southill and St Mary's Park (Kings Island). Much has been written about the problems in these areas along with Ballinacurra Weston, and the reasons why regeneration involving clearance in some cases was chosen as the solution. The few houses that remain in the areas where houses were planned for demolition are the result of recognising the occupants right to remain. Overall it's a sad and very unfortunate story, and one which has many lessons that we can learn from if we choose to do so.

NAMAed. Left unsecure. Probably had any wiring, plumbing etc ripped out by thieves during the recession. No money to refit them now. God only knows what faceless company owns most of them these days. Now the site of serious illegal dumping by ‘man with a van’ unlicensed waste collectors.

Whilst this property has not been tested for deleterious materials it should be noted there are signs of deterioration in the blockwork. Interested parties should have their own independent survey to satisfy themselves on the building's structure.
I'd have thought the giant crack appearing in the back exterior wall was enough of a sign without needing a survey. €155k for something that needs to be rebuilt. Chancers.
Of course there's likely a cash buyer will snap it up and then demand compo from the redress scheme.
