A big part of the reason for the renovation is staying in the area, with family living next door - and i'm not sure how far your million euros would go trying to get something within communting distance of the Mater!

The spend on this house is off the charts for what it will be worth.
Yes you easily on paper would get a 'nicer area' but the people around you could be total bellends to live near. I know 2 couples who moved out of modest 3 beds in to fancy 4 beds during the early 2000's, they regretted it after 6 months, one of them actually sold up and moved back to a house on the same road be previously lived on, on the plus side he probably lost nothing in the process the way houses were going up and up.
Gone from 400 k to 600 k already.

All depends on what's actually important to you.
Any dream house with a big garden within Dublin will cost a lot more than 1.2 million.
They seem like really nice people who don't want to complain.
I don't think they care much for a garden. The kids play out on the green and sure the young fella will be in the Royal College of Surgeons in a few years.
But this is their dream house.
They want to be in this area, they want to be beside each other.
They absolutely know what they want. They are extremely intelligent people and have obviously been planning this for a long time.
Not everyone wants the 10 bedrooms, 15 bathrooms and room for a pony 😂

They said they don't want to move because of the area and their son.
Its easy to say for an outsider to do that but for some, there is a real emotional attachment to a house and area that money cant buy.
