and what's with the blatant click-bait pricing on some properties? I've seen houses with an asking of 265k and it's in immaculate condition, really nicely presented and decorated. Surprise surprise it goes sale agreed for 340k. I've also viewed a property which had an asking of 280k, there was an offer of 285k and it was flatly rejected! Fair play to the agent who was telling me this face to face without bursting out laughing...oh and in this case the house was an absolute kip.

Those went for 290k to 300k when new. Either it's a missprint or something weird going on.
It's a bit depressing atm looking around. Prices are just ridiculous, and still feels like they'll rise more. Seems like every asking price has a good 10-15% extra once gone to sale agreed too.
Saw this property 28 Endsleigh near ballinlough/ Douglas appear on ppr at 490 and was 30k under asking. Think common sense kicks in some places. Saw another one in Ballinlough go 25% over asking then. Think its as much to do with where asking is set. All things point to price rises but recession could appear and change all that. Hopefully proces moderate at least.
I just bit the bullet 9 months ago, I had the luxury of waiting but there was no signs of things improving and rates were rising. If anything its nice just not be obsessing about prices and pouring over Daft everyday.

in fairness it is nicely done (if you ignore the yellow). Yes it's tiny and all...and I'm willing to bet it will sell for a fair bit higher.
They have squeezed a lot into 45square metres. BER F is disappointing for a terraced house and will be challenging and disruptive to address.

Was tracking house in willowbank in cork city on ppr and was up for 695k asking last year. Appeared on ppr now at 890k. Nearly 30% over asking. Some huge prices out there. Seeing no slowdown.

I saw it got resubmitted on daft as fresh ad with no views. Lovely house and location. Will suit someone but the sellers arent moving far which suggests house wasnt working for them. No garden space, no extension space and small garden. Against that the rent on that is likely still higher than a mortgage so will be attractive. Itll be interesting gauge of market. The markets funny. Saw a 750k asking one in shrewsbury ballinlough last year that thought was bit high and few months later it was relisted with new agents asking 950....so i find it hard to work out
On an individual basis, yeah fine, more power to them. Not how I'd spend my money, but live and let live.
However, on a larger scale, if the market is now at a stage where semi-d's in Ballintemple can command nearly three-quarters of a million, then we have a huge problem with the housing market. Even worse - if this house is an attractive proposition for landlords then it shows how messed up the rental market is too.
This house would have been 'starter home' territory a few years ago.
You’ll have plenty in the Blackrock area downsizing to this type of property. I’d be surprised if a Landlord thought that this was good value.
That estate was never starter home territory, those houses were considered expensive when launched. Ballintemple/Blackrock/Ballinlough is an area close to the City Centre, inside the N40, relatively wealthy with little or no development land left for building houses at scale so houses in this location are always going to be at the extreme end of the property market.
One thing is that the original price was builders' finish that didn't include things like appliances and floors. That floor downstairs looks to be a parquet floor, which is very expensive to buy and put down. Easily could spend 10-15 grand on that alone.
One can easily spend 10-15% of the original house price to actually fit out the house. It all adds up.
Of course, since then house prices have gone up regardless.
€495k. A bit different and needs updating but a huge house. Good value compared to what's out there in that price range near the city .
525k for a 4-bed semi in Midleton. Market seems to be in extreme greed mode.

What’s a greed mode?
There is no deal if the vendor asks for more than what a purchaser can afford AND is willing to pay.
I will say that there are no bargains to be got out there though.
Show me where people sell below what they could get because they don't want to be seen as "greedy"!
