When I was growing up, if you said that in the future a 3 bed semi d in a housing estate in ballincollig would sell for €500 000, you'd have been put away!
Half a million now is probably the equivalent of 100k back then…
I think half a million today was 300k just a couple of years ago.
Last bid was @ 484k, very close to half million.

The developer can only do so much… what do you mean walk away Scott free. They were forced to build a Creche , despite no one wanting to buy it. It makes sense that the Creche owner should have a say in designing, but they didn’t even exist. Developers should run public creches now?

Yup. Echos my thoughts exactly on that route change. Those routes are full of people , lots of elderly, and several schools ,and they are just ripping them out to put them on far more sparsely populated streets with no schools. Who on earth will walk 1.5km to a bus stop? Idiotic. Looked at it one night , and it all makes perfect sense as the crow flies. Pity though, people are not crows and cannot fly over buildings.
If they want to add more, fine, Bus route should added, not removed.
Looks to me like bus connects looked at roads and geography rather than population and demographies.
The 202 (or whatever it will be renamed as on delivery of bus connects) will still come up and down Beaumont Drive - if you want to walk 5 mins to get to a higher frequency bus corridor (the proposed J route in this case) then you have that option or wait for the lower frequency bus on the 202 route. This is the core idea of Bus Connects - high frequency corridors based on maximizing population access and utilisation.

I think the information is very poorly put together.
I clicked into that link. None of the 11 proposed routes post round 3 appear on it. For example the mahon to city route is called J and the route on the link you sent has the route from Mahon called number 1. Seems to be different route too. Are you sure that map is not from earlier proposals?
If they cannot even clearly present the information and update it then I would be concerned.

If you get planning permission for 70 houses conditional on you also building a creche, you build the creche. End of. (No creche has still been built, or even started btw).
Not building it (or strategically scheduling it to be built last), and then looking to switch it out for three additional houses (which are far more lucrative for the developer) is just gaming the system. It's in the developer's interest for there to be no interest for the creche, so that they can petition to change it into houses.
The builder isn't checking or confirming the plans of the houses before the house buyers come along, and I'm sure their architect is more than competent enough to put the plan for a creche together too.
I think you mis-read.
The developer built the creche. The comment I replied to called that "getting away scott free" because the creche is still vacant.
Developers are not social services, why would they also RUN and STAFF and creche ffs?
Sad facts are, that creches are now completely unviable, due to the punative laws and deliverables coupled with lack of supports. The creches my children went to are closed, after completely bankrupting the small owners.
The developer didn't build the creche and leave it empty. That was the point being made by the OP. He reneged on his original plan and left the site empty, then applied for permission to build 3 detached houses there. However, the same developer is building a large estate in a field directly opposite next year and will be required to build the creche there instead.

Good spot. Advertised at €250k and sold for €361k. Quite a jump from the prices paid for other houses in that estate recently. According to the property price register No.81 was previously sold in 2014 for €140k, so a decent return there, though in fairness it looks to be in immaculate condition, is very well presented and has a decent BER rating. Bet the sellers are justifiably pleased that their work looking after it has been rewarded.
Lot of money for a 1-Bed apartment but i believe there will be a huge number of people applying for it. I recall renting a 1-Bed apartment at the Elysian for €1050 in 2016/17, so the good old days are over.

It's a bedsit and it's as dull and unimaginative as they come. You'd think for that money they would have made a bit of an effort on the decoration and layout front to give it some character. Awful.

I have been looking to buy lately and I honestly don't know how those in the market for more than a few months have the energy and patience to continue. It's been a long time since I had to deal with estate agents and while they were fairly poor back then, they are absolutely shocking now. No other profession can be so lazy, treat potential buyers like dirt and still sell everything on their books. Seriously, how hard is it to update their ads on daft etc when a property has gone sale agreed or even sold! I could go on 😑
That's insane. In reality, it's a two bedroom house. Makes no sense whatsoever.
I sold a house last year. Spoke to two EA about selling it for me and was so unimpressed and underwhelmend by them decided to sell it privately, a decision I didn't regret. Like you, I had previous experience of buying via EA on a number of occasion in the past and was never very convinced about the value they added, but the current crop are particularly useless. Appear to think the money should just roll in with no effort or value add on their part. It must be soul destroying for those who are just starting out.
Don't start me on estate agents. Local, old school family firm. Selling our parent's house. They kindly offered our almost brand new washing machine and dishwasher to close the deal. Two machines that weren't part of the sale and he did this without authorisation! It's easy to be generous with other people's stuff!

It is nice and they did a good job with what appears to be a recent refurbishment in fairness.
The kitchen looks to have no expenses spared and the bathroom and ensuite are nicely finished.
Nice garden too and very good light throughout.
But the price is out of this world.
One can make a sheepish argument for a 500k-600k range but for 700k? Sorry, just no.
