Those big rents underpinning very strong sales markets. Prices in city seem significantly up on last year despite rate rises. Even at these house prices the mortgages are still significantly cheaper than renting. Have seen houses relist over summer at much higher prices. Was involved in few bidding processes. Loads of bidders. The indo had article today saying ecb could cut rates next year. That should just add more to prices. I would fear for people holding off for drop in market. Say this as someone who left some serious value on table as felt bids went high only to realise few years later missed out on bargain. Im only looking at Ballinlough, Ballintemple, Beaumont and Blackrock area but demand just so high and supply really low.
Another mad price for this one in Kerry Pike. And ignoring the price, I wondered at first why there was only photos from the outside of the front, considering that estate has been finished a number of months and seems to be the only one in the estate unsold. And then you see the garden in the last photo.. Second from the bottom in the aerial view, must be the smallest garden I've ever seen! Can't see it being sold for anywhere near that much.

335k 2 years ago with HTB and 445k+ now and I am sure there will be a bidding war. This place is getting worse day after day in terms of housing affordability.

They were 395k - HTB in the last phase and there seems to be a delay in the new phase and hence the higher asking price. A 4-bed semi was sold recently for 545k, so there seems to be good demand.
The price of this new build was reduced by 5k which seems to be the first one in quite some time.

It shows the value of the location, same builder has the same house in elmbury in carrigtwohill for 100k less.
Houses in Elmbury are now well over 370K for a 3-bed semi. It was 360K in the last phase while it was 395k for a 3-bed semi @ Heathfield.
Elmbury and Heathfield, English sounding place names in an attempt to make them sound posher I suppose. $$$$$

Mad money but houses in that area going for big money. For that money could nearly get detached second hand home in good condition and much bigger garden. Might need to move further out to Beaumont/Blackrock.

I went to see the property. Honestly the size of the garden was the last thing that bothered me, the house is pretty nice on the outside and spacious inside, there were two major issues:
I'm not sure whether point 2 was in any way related but I noticed more than 5 or 6 houses in the other estate, Clonlara, being on Daft between the summer and now. These houses were 3-4 bedroom with families living in it, maybe I read too much into this but I doesn't make me feel good about the area. And honestly, a 150m2 house in any other part of the city goes for 25-30% more for a reason.
Valid observations imo. It's a large estate really with nothing around it but fields. However this will change over time. It's just not clear how long until the new planning regime comes in.
A crèche was supposed to be built as part of Clonlara. It never was.
In fact, the developer actually applied for permission to change the crèche site into three more houses. The planning permission docs revealed that the developer was unwilling to build the crèche before a childcare provider had committed to buying it.
Thankfully permission was denied, but the site remains vacant. It's frankly disgraceful that a developer can receive planning on the basis that additional services (such as the crèche) will be delivered, only for said developer to build all of the houses and walk away scot-free. Public services should be delivered first - before any house is constructed.
The field across from Clonlara is about to be developed by the same developer and a retail centre, including a creche is included. Planning stipulated that it is built as part of phase one and has to be completed before any house is occupied. Construction due to commence q1 2024.
Arlington is built where O'Sullivan's garden centre was and as far as I'm aware, as a regular customer, there was never any flooding there.
The lack of public transport is the main drawback to Kerry Pike. Maybe BusConnect will solve that if it ever happens.
I live in blarney there is absolutely nothing in Kerry pike just a shed load of traffic in the mornings.
Regarding the flooding you might be right, but the terrain has also been levelled down. The experts in the planning permissions gave the go ahead but I still don't feel good considering the price of the house.
On BusConnects, yes, there will be one bus passing if I remember correctly but the frequency was fairly low, and again, it's just a plan for now.
Leemount is absolute torture for traffic
I cant even figure out Busconnects anymore. They released details on 11 new sustainable routes but I cant figure out what happens all the other existing routes. After round 2 they had details of all routes but now just seem to focus on 11 ones
It's 11 'core' corridors along the most populated routes. There'll still be additional 'minor' routes going through certain housing estates etc as now and they won't be as frequent as the core 11. They'll interchange with the 11 core routes in places too making it easy to connect. So could go, say, from Blackrock to Bishopstown without having to change in town.

There's no question that some people will be worse off but the idea is that most people will have better services. I guess population densities have changed over the years.
Yep I use the 202/212/215 routes from Blackrock/skehard road too. So in your case the 202/A will most likely remain in situ. If you're going to town, no change. If you need to get to Ballincollig say, then you'd most likely either walk or get 202 to skehard road core corridor and change there. But this is all still to be properly set down after the 3rd round of public consultations that are currently taking place. Some details might change but the broad sweep of what it will be and how it will work is there as a blueprint now.
Thanks. Ya tried googling it and I can see map but its from earlier round. I moved to area and was positive having it near house. Be pitt to end up with worse service but is what it is. Its better than 215 I had in Ballinlough anyway. Ill take any bus service. Glad to be bought and sold and now done with cork houses. Now to ween myself off my daft addiction
