If you built a concrete structure like in image below but larger to stop the sea eroding your property and built the house above it at road level you would be fine but it would cost a lot of money to do that and that site isn't cheap either. So you'd want to be a millionaire to buy that site and build a decent house plus there is the planning which you may or may not get approval for.
I doubt the couple that are selling this would need a mortgage. However planning is a different issue........
Planning applied for in Jan 2021 for 2no. adjoining houses, one four bed and one two bed split over three levels. There were 106 submissions to WCC and a further 14 to ABP, some comprehensive and authoritative and almost universally negative. Permission refused by WCC in March 2021. RPS led appeal to ABP submitted in April 2021 which was refused in August 2022. Reading the WCC and ABP files you'd have to wonder whether there is any chance of this site ever getting planning permission.

I would hate that. I like to sit outside in the summer and all the windows facing into your garden would drive me insane.
Its bigger - and more expensive - than I could ever imagine owning but I like the general look of it, it is much more relatable than most of these type of houses.
It looks like a home, not a carefully staged show house.
Would remind you of that episode of grand designs where they took an a project to build into the side of a cliff and it ended up bankrupting the couple and their marriage!
Normally like a big house but this just looks far too big if that makes sense. Every room far too big and not a single pic gives a sense of homely off it. Strange building
Builder’s mentality of ‘more square footage equals more value’. Some builders made their own houses as big as possible in the Boom as they had the money and skills to do it. To hell with interior design or architectural plans. This what we are left with now. Big houses with no purpose other than they are big. Kids have moved out and now it’s time to downsize.
Just in case anyone is interested, that house eventually got completely.
And is still for sale.

Location though. Its one of the more bizarre post covid things. People paying silly money for holiday homes in Ireland. So even houses in estates near the sea are mental now.
400k + 100k minimum for refurb.
For half a million quid you could go on a huge 5* holiday every year for the rest of your life anywhere in the world. But people are blowing it on bungalows and caravans in Ireland.

I don't think you're getting much of a renovation for 100k these days. If you were looking at any kind of extension then I'd say you could double that and still fall short.
I would absolutely love a house by the sea but for me, there's no way I would pay a premium like that without sea views.
Maybe people have gone mad post covid, it's suitably named if so, "Corona".

It's in a housing estate only close to the sea. Insane price. Wouldn't pay half of that price.
Same thoughts re the location. The absence of any internal photographs is an ominous sign and points towards either gutting or total demolition. Either way it’s a lot of money for a site, or little more than a site. You could easily shell out another €250k on this.
Anyone interested in the garden would have to worry about the soil. Comparing the current photos with older street view shots it looks like there were gallons of roundup used.
This is like a time capsule of 70’s style! Some fab retro pieces of furniture. I love the side board in pic 7. It’s an amazingly well kept house. It was obviously well loved and looked after
It really is a time capsule. Floral pattern carpets, slightly jarring pastel shades on the walls, tiffany lamp, glass curio cabinet in the sitting room filled with holiday dolls and other tat, armchairs with tussles, swish curtain rails, glass panel internal doors, parquay floor in the entrance hall, candle wick bedspreads, etc etc. all destined for a large skip.
Something heartwarming about seeing the updated “accessible” bathroom in a house like this, indicating that the proud owner was able to remain in situ for the longest possible time
Thoroughly dislike the odd two storey extension at the rear.

Sideboard is possibly genuine G Plan or a good imitation. If you’re interested keep an eye on auction sites and junk/furniture shops. With a bit of patience you should get an excellent condition one for €750-€1,000.
