Rising Damp Issue

My partner and I are in the process of buying a house in Dublin 12 and the property survey listed rising damp downstairs in the property as a 'critical' issue. The house is from the 1950's.

We sent the survey around to damp specialists in order to re-negotiate the sale price and were quoted 12-15k for the work (they didn't go to the house).

I have attached some photos and info on the affected area. We are looking to have someone come in and do the necessary work in around 2 weeks before we move in. Would anyone have any idea what needs to be done or the best way to approach this? We are not from Ireland so do not have many contacts.

Do You have breeze blocks on the outside? Sometimes it’s a case of dampness inside the wall due to lack of ventilation!

Many damp specialists are con men pushing their product. Anyone who has not visited the house and is quoting 15k for work fits that category imo.

The Surveyor has even said that invasive inspection will be needed to truely diagnose.

Thanks for your answer. No there isn't. The quoted price included stripping the wall down and re-plastering etc.

I disagree with mickdw here, I think they all are!

OP: the surveyors report is crystal clear on the fact that invasive work is required to see what the source of the issue is.

Until you know that you can't have a solution.

You will not get permission for invasive work pre-purchase

Are the floors suspended timber or concrete: the snip says floor screed so maybe solid.

I don't think you will get a substantial reduction in the price, however maybe as its surprising that they left it that way for sale unless they don't have the resources to fix it

Basically the actual problem cannot be identified without opening up areas of the build.

As mentioned, you cannot do this before buying so you.either reduce your offer based on educated guess re costs or you request that vendor have some exploratory works carried out.

In the current market, you.are likely to be told take it or leave it though.
