No way has that a C1 BER rating! I thought ratings had to be verified before advertising a property for sale?

Yes it should and it should have the cert number so it can be checked. But Ive never heard of enforcement action being taken for such (would be interested to know if it had).
However it will hold up the sale of the house if a current BER certificate cannot be produced, as its is a necessary requirement.

There is no way picture 28 is the kitchen. It looks like a kitchen in a cheap rental somewhere in Spain. How can you have 538sqm and put a galley kitchen?

This an old Convent that's converted into a restaurant/B&B near me.(Never ventured into the place.)

Likewise, I lived in the next village along for a while and passed it often. I was aware it was a restaurant but it didn't seem very welcoming or inviting somehow and I was never in it.

You be at it a while. The green on the roof/ top edge is from aged copper similar to an old church steeple.
I say it was designed by an architect. They probably had a record and were able to prove the insulation levels and the quality of the windows that went in at the time. Bear's are a waste of time on older houses as unless you have receipts for any work done you or higher standards when build you will get no credit for it
Oh I know the green, I'm in Galway and they have a fascinating predilection towards it, 😂 but it's still badly grotty in parts.

The house it too big for the plot of land. If I'm paying 2.9 million for a house id want at least a garage to store my motorbike.
Crikey, I never thought of that or noticed no garage. No room to get the bike up the side of the house either!!!
A push bike & bins would get up the side access easily, but if the owners had left one of the sides empty with space to drive a car up there and keep the cars there at the back of the house instead of out the front spoiling the view it would've been a better use of the space in my opinion
Don't get me wrong, it is a gorgeous looking house, and if someone handed me the keys today i'd be well grateful...

I (haven't a clue) but would have thought that rural houses like that would have to be a certain distance away from the adjoing boundaries... it is built right up to each side and just looks wrong.
Edit: I see there's a walkway on either side... Still looks wrong though. They've hidden it well but the house to the left hand side (when looking face on) is located way forward, you would be able to see that neighbours back garden from the front windows. For 2.9 million, I would get a bit fussy about things like that.
It's not rural. Pop the eircode into google maps and look at the satellite view, it's relatively built up.
Looking at the houses around it, it might have been 'out of the town a bit' 30 years ago but its fairly well surrounded now.
But as you said, it just looks wrong

I’d say that dining room on the left was originally a garage, it could easily be converted to a drive through garage. There’s plenty room in the kitchen dining area.
