Yeah, saw that...agent I spoke to about it was really impressed with A1 rating... interesting to see what price it gets... a few things going against re courtyard size, proximity of neighbours and lack of living room but impressive in other ways
How close it is to the road would put me off. Wouldn't have much privacy there as the road there can be busy enough

I see that some people are realising there is a limit on crazy prices:
It was 600K in Jan 21 then 495K in Apr 22 and now at 450K.
It was 575K in Jun 23 and now it is 475K.
The second one is BER F. The flat roof extension would need to be knocked.

I actually can’t believe the asking of this. These are the smallest 3 beds in there as the kitchen doesn’t even have a window but 455k!
So far they seem to be getting the prices. Although nothing in itself in Kerry Pike, you are very close to Blarney; Tower and Ballincollig. I’m around that area and a lot Apple and Vmare employees. But Christ even I couldn’t believe that price. It’s a lovely estate though.
I assume being near Apple is helping inflate the price for that area but agree its crazy asking !

I don’t think rates will stop FTB’s if they can still pay as what’s the alternative.
Nice house in a good location will always have strong demand. Its 70m2 but the mortgage on that is still below the rent. Young couples will likely love it.
I swore I'd never again touch a fixer upper but this place has me tempted. Looks like there's some damp issues and I know the area doesn't have a great reputation, although I have no personal experience of it other than stopping by for the occasional Decent Munch. Great space for the price though.
Surprised the Auctioneer didn’t go with Montenotte as the address.
Best address I’ve ever saw was “The Glen, St Luke’s, Cork City” when the house was up by the Resource centre.
There’s no issues with reputation with the particular area that house is in. It’s right next to montenotte and I’m surprised they didn’t use that address. Mayfield to me is nearer the old village of mayfield. That road back toward the church have the address of mayfield but I wouldn’t class it as mayfield.
Interesting. For some reason the idea of having a basement really appeals to me, reminds me of visiting relatives in the US as a kid.

That’s substantially below the cost of what was initially planned before the Celtic Tiger fell apart. The top price was over 900k. Having said that they were all individually distinct, finished to an extremely high standard and coming in at 2500 sqft. It was very odd though, for years there was a sign on the road pointing to 11-30 Barleyfield… there was probably 6 houses. What’s going up now is cookie cutter, generic designs with only a passing nod to the hubristic notions of that odd era. The ones they built are superb houses though.
What were the salaries back then for affording 900k house? I suppose credit was easy back then and much more than the current 4 times limit.
New phase of Janeville launched today it seems. 395k for 3-Bed Semi and 435K for slightly bigger 3-Bed Semi. I suppose these were 360k & 390k resp in the last phase.
At first phase the smaller 3 bed semi was 290 and the larger was 320. They're well built houses and a good layout but that does seem mad. I would have thought they'd never breach 400k for the larger one

Yep. And inflation is mad. Government just announced budget providing huge stimulus to economy and housing market. Never say never buy I only see house prices going one way over the next while. Plus once people have a home everything is setup to protect them. So the risks people take have a big floor put in for downside.
400k for 3-bed semi seems to be the norm these days and soon it we will be 500k for 4-bed semi.
Agreed, nothing wrong with that area whatsoever. Good access to the city centre and Dunnes / Lidl in Ballyvolane.
