Its about 10k from the sea in fairness, or coast if you want to be specific. They are getting good value from saying the gweebarra estuary is tidal that far.

Its claiming a B3 rating, which is amazing for the kind of house it is. Looks like the seller is going to try and squeeze in another house/site beside it on the bit of land not included in the sale. It doesn't appeal to me tbh but seems like decent value.

It's a no from me.
It was an An Oige hostel once. Stayed there a couple of times. Was a beautiful spot on a summer’s evening. Bleak as heck on a wet November day. You can still see the mark of the An Oige triangular sign on the front of the building.
Could be lovely, but it's a shame there is not much land in the sale because it's the surroundings that makes it special.
I hate big oul piles that have trees so close to them, it just makes it all look so damp and the place can't breath.
Even looking beyond the current condition, I'm not sure I can see any prospect of an appealing house there. Its ,on just half an acre, there is no vehicle access from the front, access is via a right of way not owned by the property a distance down the road. It would really only make a hostel, though a lovely situation for one.
This place looked a bit special but there’s no land in the sale. Place is huge, a bottomless pit perhaps.

I think that is what was on most of the floors in this house, horrible things, impossible to keep clean and gloomy to look at. I removed or tiled over them.
Moher Flag stone tiles ? Sealed and polished, very dark but hide a multitude. Think pub floor !
Photo 4, that pull-down table in the kitchen is a brilliant idea, I saw something similar in France but it was cantilevered, this one looke like it has screw-in legs.
A few other things about it the flat roof is a potential liability. There is water resting on the felt. That adds to a potential leak. I would like to see it's height above the lake from a flooding PoV. Between the roof and the lake it may be insurable.
I say planning was a struggle before hense the flat roof. Even looking at site potential because of the possible planning issues it probably better off looking at drawing the vacant house and SEAI grant if possible and work with what you have.
However it's insurance I would be worried about
With some of these ones you are better off looking at it as a site with a good chance of getting planning permission and and allow €10k for demolition, clearance and site preparation. Plus the cost of your new build.

The name of the closest town, Shercock. That some mad name for a town. People nearby may have heard of it before so used to it but for me on the west coast it's my first time seeing it. I'm going out on the town to share cock. 🤣
Every time I look for the BER and it always changes my opinion or interest in a place. Now I'm lotto money away from anything on the thread but once the place has services the heating is somehow my sticking point.
That place looks like wide open rooms and with a G rating I can't begin to imagine the remedial work even with a grant.
Really like this, reminds me of a summer cottage in Finland or Sweden, just needs a sauna!

I hate to see exercise equipment in living rooms etc especially when they
have outbuildings to use as a gym. They make a house stink and if you really
like cycling, get out on your bike! There is a lovely greenway in Rathkeale that
brings you to Newcastle West. Rathkeale isn't that bad, it has it's fair share of
"bad folk" but I know a lot of decent people from there. It does have a bad name
and is a spectacle to see at Christmas with all the "visitors" in flash cars.
