Ha yeah looks like its been empty a while. Have seen similar setups where a family has given the children side by side sites etc. The entrance gates and the tarmacking looks older than the house, I wonder if an older house was on the site, maybe the original farm house and they sold off the other sites.
I say a lot of the tarmac is laid on the new. It's right up to the walls of the house. That is more modern than traditional where it would be up to footpaths. Fabulous for kids on Christmas morning to try out a bicycle, go cart or a toy tractor. It's often not about parking but about accessibility.
Garages are never used for cars in a rural house. Mostly they are storage, sometimes they are converted into home offices, or even a separate dwelling. As long as there is clean access that is what matters
I say this was a house and granny flat. I suspect the owners had an older parent with them. House was laid out to make it functional for both parties. Note as well the second entrance to a sitting room and two kitchens.
Not a half an acre. These wide angle cameras really distort the reality on the ground. Look at the site layout in the third or fourth last photo. Tarmac is only around the house nearly 3/4 is in grass or trees.
House was probably put too near the front of the site, but that may have been because of the slope at the back or planning considerations. A lot of room at the rear. If you landscaped the slope at the rear it would be hard to maintain. Admittedly a tree or two would change it. I suspect however that it's the original treeline at the back and they did not interfere with it. There is also a stream/dyke running at the back. Absolutely fabulous playground for children.
I think the same
I'd say the shed is a new addition due to the tile colour on the roof. I'd say the patio area was a garage in the past. To put the new shed on the gate side of the house a lot of fill would be required so costs was probably the issue. I'd say the lack of curves on the curbs was down to costs too. They probably could have less tarmac to save on cost but maybe that was all gravel from the previous owners so the cheaper option was to tar the lot rather than buy top soil and reclaim more garden space.
Elvis Costello's house apparently.
I love this place. I’d live in the conversion too and rent out the period house as a wedding venue.
And he would rather be anywhere else
But there today.
Brilliant 😆
185k - take my money :) ?? Might be missing a zero
Its a lovely property but I think the price reflects that its probably not a viable business. If it was a good business the price would be much higher.
There doesnt appear to be 'living quarters' which is separated from the business which is a pity. Also none of the bedrooms are ensuite which means not many would be interested in staying there as a guest. The layout is very poor so although its only €185K it needs alot of investment and something to make it attractive ( really good food, water sports etc) to encourage people to travel there.
That price does not sound right, agreed. However there is something very odd about a commercial premises on (not 'surrounded by') only just over half an acre with accommodation for around a total of 15 people and restaurant seating for 40 with a septic tank beside a lake. That should be 'water treatment system'. And the somewhat suspect sentence 'Septic Tank - Lake House Septic tank work was carried out in 1998 for the septic tank associated to the Lake House'.
'Septic Tank - Lake House Septic tank work was carried out in 1998 for the septic tank associated to the Lake House'.
The bumph says it's open all year round, but I read that it closed a couple of years ago;
That 400k mentioned in that 2021 article included the tea rooms and lake frontage across the road, but it looks like that has been sold seperately.
Edit; It looks like it re-opened again in 2022;
At 185, you could buy it all fill it up with refugees.
it very well maybe the most viable option 😂
They might have to huddle together if the heating is "Heating Lake House - Oil central heating, back boiler with heats 6 rads, and electric heating."
The asking price doesn't include the bar licence - so to make it a viable business it'll cost a lot more than €185k
there is an additional cost for the bar licence
I doubt it would be a viable business even with the bar licence.
Is this another that has made a previous appearance? If not looks similar to something before. Distinct lack of internal photos, none of the kitchen.
The concrete portal frame at first glance makes it look like a casualty of the Celtic Tiger.
Would be delightful this time of year - but you would want a couple of big oil tanks to get you through the colder months stuck down that boreen.
The old exposed concrete structure of the Tiger Years. The concrete is not ment to be exposed to the elements for years, I remember a half finished skyscraper in Sydney which ended up with concrete cancer. It changed hand several times over 10+ years with developers going bust, I believe the local government ended up have to pay to demolish it.
That building in Sandyford Industrial Estate will probably end up the same way.
Thats some archtitects definition of beauty. 😯Owners probably paid a fortune for the design and the build.
Its grim - looks like a prison or a shed from the outside.
Would be delightful this time of year
I'd say it's a sweat box in summer and a draughty fridge in winter. It would be better to knock it and start again, minus the industrial aesthetic.
It's hideous looking.
Give me an ordinary looking, conventional shaped house any day of the week.
And as you said very few photos of the interior, that's seldom a good sign.
I like this house, there's some lovely views nearby but not from the house as it's in a bit of a hollow. I'd run past it every so often when I want a good hilly run. I think the owners did a very nice restoration. Its a pity about the BER rating. Its beside a road too but it's very quite.
That's just stunning, inside and out. I wouldn't change anything apart from adding my own furniture.
Weirdly the pictures of the interior they did include don't look too bad.
Lovely house, can't really find fault in it.
With sitting tenants ;
That won't be an easy sell!
Your own hippy commune for 200k. Was expecting Molly and Rossa to jump out at me while flicking through the photos

As long as it has a septic tank it probably not bad value. The old farmhouse is substantial enough. sssh few know you can draw 100+K between the derelict house payment and the SEAI grants. You could turn it into a fabulous place.
What happens if it has no septic tank just out of interest?
