Not really, I live on the Ballinrobe side of Claremorris so I've been in that area and the other lakes around too many times. It's not far from Ballinrobe either to do food shopping and then Galway isn't far either roughly 40 mins drive much the same drive I have to Galway too and I drive there once a week.

I'm absolutely in no position to talk about clutter. However as I've said before if you're selling, you're moving pack up all the non essential items get them up into attic or shed for the photos!
It says this was constructed around 1998, but it looks much older and almost period to me. Even with the thickness of the walls etc. It's very nice, Ramelton is a lovely location so it's bit pricey though.
They put in a bit of effort to make it look authentic which is unusual to see.

I'm not mad about the island in the middle of the kitchen with the exposed pots and pans. I'd much rather something with doors to keep dust/debris/pets/pests etc. away from the pots and pans.

The hallway/utility area looks messy with the stuff hanging on the walls. Apart from that and the kitchen island, it's a very nice house.

Yes its a draft excluder, though it doesn't seem to be being used as one. I have a notion that style was on sale in the Kilkenny Shop a good few years ago, maybe it was a gift and the recipient just liked it.

Pub licences were selling well up until the government announced changes to the liciencing laws later this year. It will be possible to apply for one and the necessity to purchase one will no longer apply

I like the way pic 6 (the one you have shown) is shouting 'LOOK AT ME! DON'T SAY YOU HAVEN'T BEEN WARNED'. (And Pic 3 is 'and this is the 'good quality pasture-land''). This is definitely a 'get an engineer to look at it' situation if you can't recognise JK, but because it is a knock and start again job people probably won't bother.
You will not get a bank loan/mortgage; it will be several years before you can start building; it will cost serious money to deal with it; very complex to do it yourself, and would probably not satisfy a bank's requirements.
Caveat emptor applies. They really should have to mention it in the ad, but I suppose if that were required and a very small and unnoticed new infestation were found after purchase that could lead to all kinds of problems. Also its up to the purchaser to spot structural issues so this is no different really, except that if someone got a digger and started to clear the site they could spread it over half the county.
I know it's estate agent speak but maybe they could think of something slightly different in some cases (such as that one) than saying they are 'delighted to bring to the market'.
They will be delighted if it sells I'm sure which is a bit different.

I remember it being on home of the year and the judges loving it. They've used the space well in fairness but the decor wouldnt be for me. I dont think it would be a great house to live in - fine for a weekend away and after that it would drive me nuts.

There is no way I would go down those stairs! No, the house does not appeal to me. If you are going for the rough and ready look you need to soften it with a bit of colour, all that grey and mud is just depressing. And what's with the door half way up the stairs?
Just looking at those steps makes me nervous. I couldn't deal with that set up. House overall is not appealing to me.
