Nicer (and not much smaller) than most apartments, walking distance into cellbridge town. Nice courtyard/garden which you don’t get with an apartment. I reckon that will be snapped up by a downsizer or maybe first time buyer but other than being a bit small it’s very nice inside and out?

Agreed. If we had more of this type of thing available for downsizers, it would potentially free up larger homes for families. I know a few seniors who have considered selling up but are not interested in moving into an apartment. Whilst I don't think the demand is huge for this type of thing, there is demand none the less as the population ages.
You wouldn't want to own any stuff at all. The place is tiny. And for that price? When you can get an apt with more space, that would be far comfier. I lived in an apt that size and honestly, even finding space for a bookshelf was tough. If it was 50k cheaper, I'd think it was ok, but there's far better stuff to put your money into.

250k for a shoebox? With absolutely no storage beyond some low level kitchen presses, with a shower in the bedroom and the only access to the back through the bedroom. A back garden that would immediately need a decent shed in it to store the vacuum cleaner, the mower for that tiny patch of grass, and those garden cushions, among many other things. There isn't even anywhere to hang a coat.
Are we all missing the glaringly obvious problem of having a shower IN the bedroom? Your bedclothes would get wet every time you got out! I can't understand why it wasn't included in the bathroom.
Other than that it's a nice enough little place.
This was originally a granny flat I imagine I imagine. The structure may originally have been a garage and was laid out like that with a toilet in the middle and when concerted they should have revamped

Its done out lovely but once someone puts their stuff in there they would see how tiny it really is. Long term that place wouldnt offer a good lifestyle.

Yes, 31 sqm is a very small space. Stayed in Spain last year in an apartment that was 30 sqm and it drove us mad in the week we had to use it. Remember during the boom working on apartments that were 70 sqm and back then we thought they were scabby.

That's the thing. When I lived somewhere that small the bedroom was just a bed and wardrobe. There wasn't room for anything else. Over the years I lived there I had to be conscious of what I bought. When I bought a record player, I had to consider where it would go in a way i wouldn't have to consider now. I limited myself on clothing. And the lockdown was horrible.
Yes, small apartments should exist, but at the price they are to rent/buy is just ridiculous. For 250, what would someone have to be earning to get a mortgage on that? If they had 50k as a deposit, they're looking at earning between 60-70 a year to qualify for a mortgage. And that's if they had 50k.
I can see this place being bought by an investor and being rented out for a huge amount.
Crazy money. All you could do with that is knock it and build a two storey on the outline.
31sq is beyond tiny, it's unlivable. That place without renovation is only fit for temporary accommodation at best. You really would need to extend out the back of it. After the cost of that though you would have just been better off buying a bigger house.
I live close to Kirwan Street Cottages in Stoneybatter which are absolutely tiny and they're still bigger than that house. (and in some cases cheaper too!)
I think you would have to waddle into the hallway to wipe your ass!
My niece lives in a house in Stoneybatter that is 40sqm. Like that, she has to be very conscious of everything she buys. In a way it’s not a bad way to live, it creates conscious shopping rather than mindless buying that just fills the house with crap. But her house has two beds, a decent enough bathroom and a living/kitchen area. It looks twice the size of that ‘house’ in Cellbridge. I would really question if it’s even 31sqm when they can’t even fit the shower in the bathroom!
Going by the room sizes, if they are accurate, it's actually 32.3 sqrm. (I'm bored today)

There's something awfully sad about that one. You can do very clever things with very small spaces, but that certainly isn't an example of it....
As far as I can recall it originally housed the telephone exchange for Celbridge, and was converted to a 'cottage' about 10 years ago. Seems to come up for sale every couple of years
