I wouldn't call it very overlooked. There are mature trees. I wouldn't normally suggest having your willy hanging out in winter with the blinds open, but you'd probably get away with it 😂
Bit of a pain having to close them of you want a shower and to be able to walk out of the ensuite without getting dressed.

It's really a home for someone in their 20s with no children and their priority is their social life.

The master bedroom with the floor to ceiling glass is very overlooked and neither the ensuite or the bathroom have a window, that's enough to turn me off.
Looks like double glazed windows too, which I think were standard in 2008 when it was built.
It's lovely but also gives me Patrick Bateman serial killer vibes with all those white clean surfaces.
I hope those windows are triple glazed, it's right on the road along the canal.

With a tile missing long enough to have stained the stonework on the front! Very cobbled together, no insulation, electrics need finishing, all decorative finish/presses to be removed, 100 to 120 be more like a price.
They aren’t affording to keep it empty. Being sold by BodX1 so more than likely the owners defaulted on the loan and banks took it back from them.
Looks like a bit of a lash up. Note that few if any of the light switches or sockets have cables chased into the walls.

I had a look on the Laois Planning portal and on the cover of things, it does have planning permission.with quite detailed drawings. However, whether there are deviations from this or it largely just remains an unfinished project, I'm not sure myself. It doesn't even have proper road/driveway access (A friend recently drove up to it) and all it had was a mud track up to it. Certainly is one of the most unique houses I've seen for sale in this country (Or even anywhere for that matter).

They are obviously expecting to get more than 700k by auction.
I suppose it only takes two bidders really wanting it. However if they don't get the interest in it, I presume it could go for a lot less. (I haven't read the legal pack so maybe there's a hidden reserve price in that)
I don’t think they are undervaluing it. It’s been on sale for a while and would cost nearly a million (IMO) to get it habitable

Ya, they're selling it as an investment opportunity, turn it into a yoga retreat or something along those lines. I agree they are under valuing it, but I'd be curious to see what it goes for considering it didn't sell last time.
Yes, it was discussed recently. Auction guide prices are notoriously low, it could easily go for twice that or more, they are possibly thinking that the kind of people who might bid for that style of house are the kind that might get carried away with enthusiasm. If I had the energy to pull that place together as a b&B/basis for a holiday place - and the funds to buy and finish it - I'd give it a go myself, its interesting and quirky.
Not sure if this was posted before... It's quite possibly the most unusual house I've ever seen. Lots of things to like and serious craftsmanship but you'd really have to be on board with the styling!
At €300,000 guide price for auction they are clearly under selling it, the land alone must be worth that. Potential planning issues too, reading between the lines.
Edit to add: the are some articles if you Google the property name. Built by a husband and wife architect couple for €1.2m and was last listed for sale in 2016 for €700k. At that time they estimated between 100k and 300k to complete depending on finish. It's 5 stories over a basement apparently. The architects are into something called "sacred geometry" which explains some of the more unusual design choices.
That house is badly lacking some colour... Mad to think you'll get that for 250k less than the 1 bed place... Something seriously wrong with Dublin prices. And no doubt this 6 bed would go for half that years ago. Mad times we live in.

That floor wouldnt be practical either - rough underfoot and a nightmare to clean.
Unless there is a separate shower in the bathroom it's not o very practical, optically looks good but may not be functional.
