There are 1000’s of apartments in cork that are approved with planning permission that have never been built because the current rent (despite being crazy) don’t make it viable.
Why is this so cheap? Dodgy area? I'm not from Cork so still learning which paces are dodgy. House is very modern inside and in "turnkey" condition. Has a massive garden out the front that I'd sell instantly if that was allowed.

Who would you sell the garden to and for what? No way would you get planning to build on the corner of a main road and photo makes it look big.
I live nearby and am intrigued as to how this will work with parking. I'm guessing most of those who buy the affordable housing will have 1-2 cars per household and will have nowhere to park them.
I guess given site size, it was a choice between an extra few affordable units in an area with public transport, or less housing with more parking spaces?

The public transport amounts to the No. 8 bus. I would have thought that parking would be a minimum requirement for any development hoping to attract working families.
I rented across from the development in Tiffany Downs for a few years about a decade ago and had no car for the first six months and found it a pain as there are very few facilities within walking distance from there. I can't imagine what it would be like with a young family relying on public transport. Even getting to the new Dunnes, which is very close, requires negotiating three sets of lights across an extremely busy roundabout.

Looks decent enough to me for a end of terrace house in that condition.
The only comparable house I can find is €245K, every other house available nearby only has one bathroom.

you are right it has 2 bathrooms and end of terrace but no parking and on a busy road. So swings and roundabouts and down to personal choice.
it’s not spectacularly cheap as OP was indicating. It’s priced more or less the same as other 3 bed in the area.
Enjoyed finding this thread recently but a little depressing to see the amount of houses mentioned on Cork market in the 400 to 600k that are really run down and uncared for... Said I would contribute with this lovely house right by the Lough but interesting to note the price change as covered by the Examiner in 2019...
Basically a price change from 395k in 2019 (but was quickly taken off market) to 510k now with planning permission for expansion... some really nice touches which is nice to see but tis still a fair chunk of change...

Thats mad money. Look at BER. It needs plenty work yet. And it costs bout 5k max to get architect to do drawings and so thats not worth much. My guess is that wont make asking
Yeah agree, but wouldn't be surprised if they make the full price or close to it...this bungalow went for 430k down the road from it (and has been converted into a 2 storey!) a good ol F for the BER

While effort was made, the so called "matching" of the green vitrolite facade is pretty poor!
That glass green facade was gorgeous, the new one really doesn't look the same!

Always thought online bidding was at least a transparent way to bid for a house but obviously creates its sense of urgency amongst... house seems to have a lot of issues to take on for 194k

I agree but it's a turnkey house, right by a very sought after location with a garden room and planning permission...Feel conflicted criticising it as the owners have put in a lot of time, money and effort into it... I see more value in this home than the houses you see in the 380 to 460k range that need a lot of upgrading with all the time, money and hassle involved...
Think this house is more the problem in a nutshell...reckon another 200k wouldn't get as nice a finish
