I doubt you can expect a 20 year income stream based on a very unpredictable situation like 'cost per head of refugees entering the country' to be good enough to convince a lending institution to lend you €8/10 million to renovate a hotel............?
who says they are borrowing money? Im not saying thats their business plan but who was the previous purchaser? a chineese millionaire or acouple of chineese milionaire business that ended up at loggerheads. there is also a scheme that allows foreign investors from outside EU who can avail of Irish Passports if you invest more than 1 million in Irish Business.
I dont know what the current interior condition is of that hotel but if its inhabitable witn minimal investment to bring it upto code maybe they will stick ukranians in it initially?? who knows really but to turn that building into a four star hotel would take considerable investment of at least 2-3 4 million. also in order to qualify for 4 star you must have a spa a gym or a swimming pool.

i know the people of tramore and city and county are very interested in the future of grand Hotel it has been bought to my attention the company that bought the grand Hotel will be applying for planning permission for 61 apartments and 3 penthouse apartments im in a fortunate position working with Deputy matt shanahan and im still available to help with issues relating to tramore and surrounding areas waterford city Council .

Don't seem to be much demand for hotel rooms in Tramore. People coming to the area seem to prefer to say in the city. Places like the Tower Hotel and the Granville Hotel are usually full on summer and Winterval weekends.

As an investor you would want a quick return.sinking a good few million into a hotel that's limited on size and car park space plus only relying on a few short months of the year for profit.bit of a no brainer I suppose.would be great to see some hotel eventually come to tramore with proper facilities in the future that could possibly tap into waterford airport if that also goes ahead.

Shouldn't be let bring an appeal to ABP or the courts if it is clearly just to stall a competing development. Similar to how Treacy's held up the sale of the Ard Ri to your man from Waterford Castle for almost 2 years. Not that he was or ever is going to do anything with it anyway.
there does need to be some sort of democratic objection process though, but a functioning resolution process also, there does need to be some sort of controls in place....
When the objection process takes months to clear though then its not fit for purpose. Taking appeals to ABP willy nilly would be fine if ABP didn't take months to go through each appeal.

What was wrong with the Medical Centre building do you know? Did not look excessive or out of place. More edge of city retail is good but more Medical Centre buildings is bad, it's a bit strange!
I think because it was classed as office space it was against one of the city development plans which specifies office space should be in the city centre if possible.
Be interesting to see how this goes as the person in question had objections in at the time in relation to TK Max when it was located at the retail park. I couldn’t access what her submission was as the file would not open but I’m sure it’s some sort of an objection to the development as her interests are with Lisduggan Shopping Centre which to be honest is only fit for complete demolition. Just another delay tactic against the development if it’s appealed to ABP
