Yes, agreed its a half acre if the entire area as shown in the ad is included. I glanced at it briefly and didn't see that there was more to the site than the registered part.

The plot between the hedges is on two folio's. The big question are you buying o e or the two folio's.
The first folio has the house but ends at the end wall of the house on the RHS and goes back towards the end of the site with an angle in mid way.
The second folio has no area attached but is not quite as large as the house folio. I would say about 1/3 acre between the two.

If hotel goes bust it's a big issue as no one will buy your place. In many places in Ireland management company is bust or does not have money for basic services. One of the first thing a solicitor will do is find out the financial status of the management company if you think of buying any apartment. Often the annual charge us not high enough to cover big expenses such as a new roof or upgrading fire proofing.
Even before bidding on a place the first thing I did was grab a copy of the MC's accounts. Some of the best few Euros I've ever spent..

For the Cavan house, I would knock down all those extensions and renovate the main house. Would cost a fortune though!
Its the original, period part I like. Does it say 1926 over the front door? Would that be the year it was built?
It looks like Celtic Tiger, 10-15 years. The main house looks period from the chimney bricks and the thickness of the floor jousts, which connect into a modern RSJ. Someone threw money into it and then walked away. The rear extensions look very out of place from the drone shot, but might have been OK inside. Has the makings of a B&B.
In terms of living in a hotel Madonna lives in a hotel in Paris.
At a certain age it's like retirement sheltered accommodation, lift/wheelchair access, security, meals on wheels with a menu, central location easy to get taxi anywhere and walking distance to fine dining outside hotel. Maybe live in staff, nurse, home help. You may also be near other like minded ultra rich. If you have to ask how much annual charge is, you cannot afford it.
Try to salvage the fireplace at least.
It would be best to raze it all and start again, which is kind of a shame as I really like the look and the symmetry of the outside of that house from the front.
From the back it's a disaster of higgledy piggledy add-ons. But jaysus the inside. It all looks so wet.

It looks a half acre site. I do not see any references to the area of the site on the add. It refers to the house extending to 3k SQ ft I think
House is about 900 sqft. I think JP McManus's house is a bit with10k sqft. Average three bed semi being build now is probably sub 1k sqft.
Massive house there would be only a few clients per year for houses like this
Its also on only a quarter of an acre - .27 acres - so good luck getting PP for a septic tank.

I know pretty much anything can be renovated but it'd probably be cheaper to raze it to the ground and start again. You couldn't even burn that house it's so damp.

I'd always be wary of buying a BidX property as many of them have been repossessed. You could get a brilliant deal just to end up not being able to do anything with the property due to angry family members/neighbours/supporters.
I wonder how much money KBC lost on this property? And before anyone jumps down my neck, I know the property below wasn't a BidX property, I'm just using it to show what can go wrong when a property is repossessed.
The Roscrea address is misleading, it seems closer to Birr or Portumna.
There seem to be a lot of other dwellings around it, maybe all from one family?

It needs a hell of alot of money spent on it - but it is 2 separate houses though for €165,000 which probably isnt too bad a price. Its unclear if the 2 properties are connected to each other or not - they look like they are attached in the photos.
Its an ugly property at the moment though - I wonder if the land the demolished building across the lane also belongs to the property.
