Any idea why this is so cheap, other than the absolute state of the 70s interior decor and ancient kitchen? Will need a bit of gutting but is there something else going on with those buildings?

I think that these were the original "duplexes". The ground floor is only a hallway leading to stairs, with the down stairs rooms a separate flat, with separate entrance!

It's Shandon Street/Blarney Street /Cathedral Road, or its actual address: Gurranabraher.
Why do estate agents make up stupid, misleading addresses? People will figure out where it is.
Why would a regular modern looking house be BER Exempt? Like this one for example. Could it possibly be less than 50 sqm? Doesn't look like it. And doesn't look it fits the other requirements for BER exempt status.

It's likely being sold cheap because it was most likely bought from the corporation (city council) cheap, and has never been upgraded as many original features that came with those houses are still there e.g. the toilet, the wardrobes would have been bought when it was first moved into as multiple houses there had the exact same ones, the kitchen etc...
The front room/kitchen as mentioned is on the first floor, as is one (small) bedroom in a back room off the stairs and two bedrooms and a bathroom up a second flight of stairs on the 3rd floor. Your sitting room/kitchen is directly over the sitting room/kitchen of the neighbour next door in an overlapping each other zig zag design to squeeze more units into the building but leads to sound issues for the neighbour below unless thats been dealt with but i'd imagine it hasn't considering the decor...
large sized 3rd floor bedrooms would be a plus of this unit though.

There’s nothing wrong with the area. But it’s like it was pointed out the ballymcthomas isn’t the name of the area. Until I clicked the link and saw the building and worked out where it was I was sure it was somewhere in the county.

I knew a family living there in the 70's and it was always referred to as Ballymacthomas. It was probably the name of the old townland.
I did discover the name on maps, alright.
However, I've lived in that part of town for 25 years and I've never heard that area described as Ballymacthomas.
I think they are trying to gloss over the whole Shandon Street/Gurranabraher association.
I get it, Mayfield / Montenotte; Mahon / Blackrock etc. but I think not in this case.
I'm surprised to hear that Ballymacthomas has fallen out of use over recent years. I'm sure that if you ask any of the "boomers" or older generation in the area they'll know where it is straight away.
A very strange house. Sale agreed on DAFT, not on the Property Price Register, yet out for rent for a minimum of 1 year!
Nice a rated detached home in a rural location but only 30 minutes walk to the opera house, what's not to like
Ask price 475k, not sure about final agree price though. Might go up to 530k
Maybe the house that has jut been built behind it and overlooks your garden. Something I wouldn’t want in a rural location.

That's really nice. I think it's got a balance of being semi rural with plenty house/garden space but still close to city and it will attract a lot of interest at that price. I've seen far worse in less attractive locations at higher prices.
Unless it's got some hidden negative as to why they're moving after 7 years from what you'd think is a forever home, it'll definitely go well over asking.
Maybe it's just me but I'd hate to live out in a quiet area like that. I'd be shytting it going on holidays leaving my house out in the pitch black darkness. Ripe for burglary.

What would be the going rate for a house in Deerpark by the Lough? Thinking of contacting my old landlord to see if he'd sell the house. He's still renting it. Only the kitchen and the bathroom is a bit modern, the rest of the house still has the carpet from when they were built probably. Including a beautiful carpet in one of the toilets.

Looked at a couple houses recently, my god what was the obsession with pine! Pine cladding on ceiling,wall, kitchen cabinets.

hah , yeah it was a brutal trend in the 90’s. My house was positively orange inside with knotty aged pine when I bought it. Floor in almost all rooms, ceilings and the kitchen units.
Easy enough to solve though. Kitchen units I painted myself, got the ceiling plastered. Replacing the floors was the priciest and there’s one I didn’t get around to yet… it has a rug. 😄
Look past decor stuff if you can. You would be redecorating anyway.

Saw it a while ago and couldn't digest the asking price. In a nearby estate, new build terrace homes were going for 499k (which would be eligible for HTB) and during pandemic the developer raised prices to 640k and got to know they've a hard time selling at those price points.

What kind of person would be living in that house? Surely it's out of even a doctor's price range. Perhaps some hot shot Partner from the Big 4 or something?
