Because I don't trust someone renting out a log cabin in their garden, for high rent, to be upfront about a ber rating.

Next to no storage and barely room to move around. I'd love to know how they got a BER rating on an illegal development, the ad states it isn't verified though. Also, if it's new should it not be A rated (if it was a legal dwelling of course)?
Perhaps it's piggybacking off the BER of the main house or else he is using the stated kwh/m2 rating from the log cabin manufacturer
I don't know if it's illegal, but building commenced on an identical pair in the back garden, and then retention applied for, and as far as I can see was granted in Feb 2021;
I'd say the BER is Kosher.

Did the planning mention they were intended as dwellings or say home office or similar? To the best of my knowledge you can't get planning as a dwelling because they don't comply with building regs.
And I'm laughing at the other claim that Daft aren't daft, it wouldn't be the first time they've featured dodgy properties and bedsits. Such nonsense. 🙄

It does seem in good condition in fairness for €650,000. Im guessing there must be some problems not shown in the photos. It would be a nightmare to heat though. It could make a nice boutique B & B.

Residential log cabins are of course legal in Ireland as are trailers. As are other ready made homes eg demountable dwellings. Used by councils in rural areas when an old house becomes uninhabitable to enable folk to stay near their home. We have them out here.

Well clearly it does comply. Yes that was discussed on one thread way back, but they are still perfectly legal. And very comfortable indeed. Trust me on that. I read up way back .

Mad stuff considering a neighbouring house - which is much nicer IMO - had an asking price of 450k and is now sale agreed (probably for more than the asking of course). The first one has a 'granny flat' self-contained apartment out the back which I am guessing was rented out so I suppose you have to take that income into account too. Yes that is the third bedroom in the main house so really it's a 2 bed. You'd get no peace or privacy in there with the back door, living room doors, washing machine, dryer, gas boiler all in with you.
that is included as one of the three bedrooms. the design of the house is terrible and the estate agent is having a laugh.
