Anyone know where I'd find the planning for the new development at Leixlip Gate?
There's nothing on the KCC site and i could not find anything useful via pleanala.ie. http://www.leixlipgateshd.ie/ is no longer available either.
I think Cairn homes have taken over that development. You can view the KCC planning documents under ref 20307223. The ABP Inspectors report is available here: https://www.pleanala.ie/en-ie/case/307223
They have named it - Harpur lane - https://www.cairnhomes.com/new-homes/harpur-lane
It actually opened for viewing Fri/Sat just gone, I was at it myself. All 3-bed semi-d’s were €500,000+, an the mid-terraces were a little less. I know that when I was leaving the first phase (due to be finished start of 2023) were all gone
Is it any wonder the country is gone mad, half a million Euros plus for a 3 bed semi????
It was grim. And such a sense of panic about getting a name next to a house.
Anyone have the pricing list from the viewings?
3 beds are listed on daft as 86 Square metres. Don't know if that's correct or not, but it's small if it is.
Mental money and it's about as far from leixlip village as you can get, not that there's much in the village any more.
Numbers 3 & 4 Harpur Close (terraced 3-beds) were €495,000. All the 3 bed semi-d’s were €500,000 - 520,000 (only one or two of them opposite apartments with easterly gardens were at €500,000), and the six 4 bed semi-d’s started at €570,000
That’s the two beds, three beds were all 117 - 120 sqm.
mad money.. !! i went in for the viewing and reserved a 3bed mid terrace (in my budget) for now.
prices are kinda similar to new developments in celbridge and lucan. One thing i found good was the rooms were a bit bigger to the other developments i went in for viewings. Did anyone reserve or thinking of ?
I’ve believe that all 40 in the first phase are sold!
I have got a viewing appointment in the coming week. I believe there would be many who have got their houses in the phase 1. Can someone please provide some info like is this a new phase which is rolling out or left-over from the previous phase? what is the general review about the place like commuting, surrounding, build quality etc?
Also would there be anything specific to ask or look out for while viewing? Thanks in advance!
They seem to be putting them on the market in phases - 20 to 40 art a time. There are over 200 being built.
Build quality - they are timber frame. Estate seems to be nicely finished. Maybe look at what house you like and consider proximity to Apartment blocks and creche which aren't built yet.
Commuting - bus stops on the main road max about 300 metres. Train 15 to 20 minutes walk. M4 motorway about 2 minutes drive.
It's Leixlip so very low crime and anti social issues. Schools within 20 minutes walking distance, GAA, Rugby, Athletics Gyms etc. in Amenities centre. No swimming pool.
Thanks Rashane for a detailed info! Really appreciate!
Does any one has room measurements for B3 and C3 house types? Or rather where can i find these details?
I have booked a 3 bed mid B1 type. I have attached the measurements i have been shared. Maybe it will help as B1/B2/B3 have similar size as per brochure
Do you mind asking me asking? have you booked a house in harpur?
Thank you so much! Did you got these measurements after signing the contract? I could not find these on the cairn website.
It is included in the contract.
I had paid the deposit and then got a good few documents from cairn with more details of the plans and contract.
Nope. I've lived in Leixlip for decades!
It might be useful for prospective purchasers to look at the planning documents which include site layout and house plans.
They are on the KCC website http://webgeo.kildarecoco.ie/planningenquiry#
Filenumber is 20307223 , or Search with Leixlip Gate as the location on the website.
Edit: The relevant applicant name on the planning site above is ES Leixlip Greenfields
thanks a ton for this.
@aisehi are you looking to book a house in this development? wanted know as i have booked a 3 bed here and mostly will be signing the contract soon. wanted to know what others are thinking as there isn't a group on facebook as of yet.
Thankyou so much! this would be really useful. It seems they doesn't put up all the houses types or atleast the size differs compared to what they show us and what they use for approvals.
Yeah I have booked a house type C3 there. I also observed there isn't a group like such. May be we can start this and others can join in.
@aisehi just found a group not much active but has 3-4 guys in it.

I am in the final stages signed the contracts and posted it to solicitor so hopefully closing it in 3-4 days.
That's great! Congratulation on your new home!
Has anyone got keys to their house yet? or the 1st batch would be ready by Dec 2022 only?
@aisehi , I guess it is highly unlikely someone got the keys already. As far as I know, the very first viewing was on 2 Sept. So for house buyers with a mortgage, it may take 21 days or more to sign the contract and send it back, and extra few days to receive the signed contract from the vendor. Extra few days for claiming HTB and the developer to receive the HTB fund...
