A fair amount. You could include houses that existing infrastructure such as wiring and plumbing are unsafe. This house does not fall into the "complete modernisation" and importantly the ad didn't say that
But obviously the poster felt that it needs it. I live nearby, and see the huge amount of work that new owners put into these houses. Huge budgets.
I wouldn't be mad about that house at all. Mid terrace, and they take a lot of energy to heat them in the winter.

I can never understand when someone is selling a house how they can't tidy up inside clear out the clutter, a fresh lick of paint, maybe lift any rank carpet. Then around outside like cutting the grass and hedges etc. Nothing major but it makes a big difference, maybe it's that there is so little on the market that alot of sellers know they will sell it at a good price without any effort.
the house was rewired 7 years ago. To describe it as needing complete modernisation is nonsense. The house is very liveable as it is.

I live close by too and the amount of money put into the properties doesn't reflect what is actually required. The poster may feel anyway they want but it doesn't mean they KNOW something not in the ad. It is no surprise that people buy such an expensive house is going to spend a lot on the property. I worked with a guy who was renting on the street and thought he was going to be able to afford to buy a house on the road. He was from India and had no idea how expensive the property was as his rent was being paid by the company for 6 months. It was hysterically funny when he realised he couldn't afford the rent and moved to East Wall where he couldn't afford to buy either
Liveable, yes. But I'd rather live in a different house in a different area, that was up to a higher standard, and didn't cost a fortune to heat every winter.

I live in the area, but in a smaller house, finished to a higher standard.
Can we take it that you could afford the house to start with? Living in the area means a large area and that is a pretty big property so how much smaller is your house. I is one of the most expensive streets to buy in the country where houses are not one off houses. Any of the new houses there are very small, expensive and with very small gardens.

When I say I live in the area, I mean a few streets over. If I sold my house, I could afford to buy it. But I wouldn't be happy in it. I don't believe they are laid out to suit modern living, the way they were originally designed.

If you sold your house and added money I assume you mean. If your house is elsewhere and smaller it is worth less. You have a point on the layout but it that applies to many older buildings. People see the charm and style and love it but the reality is much different as you allude to yourself. The house is no doubt better looking than your house and it isn't on that street and you know location,location, location.
Worst thing on that street is the horrible 70s apartment block that replaced the original street line.

It's at the lower end of the scale, price wise, as it needs a decent amount of work to bring it up to a better standard. I understand people say it's liveable, but I don't see the point in buying a house like that if you can't afford to do anything with it. A lot of the windows don't work, it's draughty, uninsulated, ceilings are coming down, bathroom needs to be replaced and the showers are on the ground floor or third floor, rads are in bad locations. You also have neighbours on both sides that you can hear, clearly enough. I would like to have that garage though.
I looked at a similar house in the area a number of years ago, but decided it just wasn't feasible or affordable for me to bring it up to the standard I'd be happy with. I got lucky and bought a plot at a good price, and was able to build the house I actually wanted, with some concessions obviously.
You can do great things with these houses, as long as you have deep pockets, especially these days with the way prices have gone.
I like this. Seems to be a lot of care and dedication put into it by its current owners. Just look at the StreetView from 2009.
Not a bad spot for the Climate Apocalypse. You could be self sufficient and really live The Good Life.
Handy if you're only a day or two a week in Galway, Athlone or Dublin.
Two issues; Firstly the BER is G, but maybe it hasn't been done yet. Secondly the auctioneer is a cowboy. Former FF Cllr (thanks to Daddy) who could have made the big time but blew it.

Not sure if I like or not .. seems like a lot of wasted space house gives the impression of being a lot bigger .. It’s rated B3 and in a good location . Everything in the house seems to be a high quality.. Not sure what architect had in mind ..
