Penrose dock now fully let. The Albert Quay Tower is scheduled to break ground in “early 2023” and the City Plaza development will have its tenants moving in this September.
I know people who are theoretically working in Penrose Dock. In practice, many/most seem to be working from home still. So companies are taking out these expensive multi-year leases and then allowing the offices to go unused, which clearly makes no sense. You can only conclude that these companies are intending to axe WFH privileges. Slightly off topic perhaps, though relevant from the perspective of the total size of the A grade office market.
I was chatting to a delivery guy a couple of weeks ago who said 1 Albert Quay is basically a ghost town these days and id imagine the majority of staff there would have pre-corona "in office" contracts, cant imagine many post-corona businesses are able to force employees into the office especially with the complete lack of housing rentals around Cork city unless they are large scale poaching existing staff.
Not surprised. Also, some companies had only rented space in Albert Quay on a temporary basis whilst Penrose Dock was being completed. My own employer is one of those companies. Combined with the working from home issues you mentioned, I'm not surprised it's quiet over there.
I was over in One Albert Quay one day for lunch at Starbucks a little while back. Usually, that place would have been hopping at lunchtime. This time around, whilst it wasn't exactly deserted, it definitely was not a hub of activity!
As for the poaching, there's a LOT of that going around. with so few people being able to find a place to stay, companies are going after staff from their competitors in a major way. Companies that are, shall we say, economical when it comes to raising salaries or improving their benefits packages, are particularly vulnerable to this. Hell, you can barely get French or Spanish employees these days whereas before, they'd have been everywhere. Forget about some of the rarer language employees like Germans or Dutch...

In other news fairly substantial rumours that the prism won’t go beyond the basement as construction is scheduled to stop. Also piling has started on the Marriott hotel on the long vacant Camden Quay site.
A shame if the Prism gets canned. I wonder what that means for the Custom House development? It's the same developers I think.

I doubt that the nearby tech companies in City Gate would provide enough business to sustain a 165-bed hotel, and you’d have to wonder what tourist would want to stay in a hotel miles from the city centre, even if it does offer stunning views over the N40 to beautiful Mahon Point. So the business model must anticipate a lot of…ahem…short occupancy business.

I’d guess a lot of the industrial companies would fill this up in a flash with corporate travel. You’ve access from there to little island and ringaskiddy, both are fairly poorly served by hotels.
Yeah maybe you’re right. Personally, if I was staying somewhere that was going to be a taxi ride from wherever I needed to be at 9am, I’d as soon stay in the city centre or somewhere with a bit of life.
Yeah, I get you. Industrial jobs rarely start at 9am though, it's more likely 7am they head in for, and people from other cultures don't always appreciate our night culture as they have nothing like it at home.
