I don't think you can get a normal mortgage on a property like that so its only really for people with cash who can buy it and sit on it until tenants are evicted to go for the conversion to a house.
The key thing to note in all these types of "tenant in place" ads is that they might say what the rent agreement is but they don't mention if its currently being paid or not!
Plus there could be a whole pile of fire issues, structural issues, etc with the building that you would be on the hook to sort for the tenants in place immediately even if you want to convert it to a house in the future, by purchasing it you come their landlord and all the legal requirements that entails which wouldn't be the case if it was unoccupied.
BAM have submitted planning for a SHD in Carrigtwohill for over 700 units. Here's the website: www.castlelakeshd.ie
New development
i get it is a nice address but 550 for 3 bed semi!!!
I know and the sad thing is it will go for more than that being in good condition!
Maybe, maybe not given the prices of renovations and labour have sky rocketed. Will be interesting to see where this goes.
I'm not sure that house requires renovation.
Dont think house needs renovation to be fair. And good point on costs. Just seems very big money for semi D. But sure look something is worth ultimately what someone is willing to pay. It is a nice looking house. I might have judged it harshly
450K BER F - house requires modernisation 😐️
Needs to be completely gutted. Crazy price and there not going to achieve it. Totally unrealistic price.
OMG nearly half a million for that!! What has this country come to? Imagine the bill to renovate it!
Requires modernisation by driving a large modern JCB through it and starting again 😄
That's mad, its not a large site, it's pretty boxed in by the houses around it and doesn't even look out over the city.
Can't really even see any development potential to fit in a couple houses there or anything, maybe they are hoping the person with the large house behind it will pay big monies to add it to their estate.
God loves a trier!
Absolutely dreaming at that price, it's need about 150k to get that up to standard atleast.
It got one offer 2 weeks ago of 397k and went sale agreed at 8pm this evening. You would have to wonder????
Sleepy Hollow, Barrington's Avenue, Blackrock, Co. Cork is for sale on Daft.ie
925 🙄
Interesting find there, that was a really unusual house inside eh! Mad layout and interior, full of character. Some huge high vaulted ceilings, and then some really low ones , walk in larders stuffed with wine. All sorts of surprises tucked in to it. 2700 square foot detatched house with a decent size garden in blackrock with a separate workshop / garage. They'll get that asking without a bother I'd say.
Lol.
I love how a singular pantry with about 4 cases of wine on the top shelf becomes; "larders stuffed with wine"!
Is it your house or are you the agent? 😂
It looks pretty decent from the pictures, nice secluded setting but when you look at it in google satellite view its jammed into a a small enough area and the public road into it looks tight enough for your typical millionaire's Range Rover 😄
I saw this one yesterday:
if I understand correctly, it is rented currently.
Is it really worth half million when :
it is a renting
they are building housing estate around it
it doesn’t look like high spec for a recently renovated house
The yield on 500k would be 5.75% based on rent of 600 a room so yeah that probably is about the market value
That auctionera site is open to exploitation.
Anyone can login and bid, and then walk away afterwards and not pay. There is little to no verification on the bidding process, so you could have the seller login and bid up the price themselves, in the hope of getting more money.
Haha. Yeah the roads off Blackrock road are narrow enough alright, but when you’re in your Range Rover you can just drive right over the peasants.
Speaking of the GAA 😜, I wonder do they get a lot of foot traffic or restrictions around matches or concerts. Handy to be so close to events, but it might not suit people who prefer a quieter life.
You actually have to view the house before you can bid - when you go to the viewing the agent gives you a pin/code and you need to enter that on the site before it'll accept a bid from your account. Doesn't stop determined muppets but means they actually have to show up in person.
Has anyone been keeping an eye on numbers of properties for sale or anything similar? Feels like a massive increase in houses coming to the market in the last month or so specifically.
Prices still ridiculous but maybe the first step towards things cooling down potentially?
I haven't been keeping an eye on numbers but it does seem like a lot more lately compared to even a month or so ago. I have noticed a few coming back that had been up earlier in the year so maybe there's more falling through or just people backing out?
This is nice

This is located at the 'old' entrance to Delaney's GAA club. There was a 3rd GAA pitch on the left. Just up the road from Blackpool.
Interesting to see it back on the market after it was bought, extended and renovated just a couple of years ago.
Pass it every day and all the work was done to a modest standard and on the cheap so with the rental market in mind.
Completely surrounded by the new estate but I suppose renters won't care too much about that.
Yes, the number of homes/sites for sale on Daft in County Cork was about 1400 back in Feb, now we are going to hit 2,000 next week. Prices should at least stabilise given the number of homes for sale. But anyone's guess if they fall back a bit.
