"The property is framed by the mill wheel and mill race. The mill race runs from the property for approximately 5km to the townsland of Kilbride. A purchaser has the opportunity to harness the power from the mill wheel and this energy could be used as a source of electricity for the property."
You were on the right track 😁
Think not of it as 'flood risk', but instead 'river frontage'.
"Water feature" :D
Looking for half a million but just one photo taken from across the street.

"You could buy an A1 rated new build for 500k, or you could take whatever's in this mystery house"
'5 Mock Tudor Drive'
Oh, that changes everything.
I love the cottage in Waterford but the main road outside takes away from its charm. Unverified BER G, but the blurb says its been recently renovated and insulated?
I think you would not get a mortgage as it doesn't have a bathroom. Surely there must be something, somewhere, even if its a lean-to in the yard?
If you look on satellite view on Google maps, you can see that the next door house has had the return rebuilt (new looking velux window in the roof). That presumably would have been the bathroom/kitchen.
It hasn't been rebuilt on the house for sale.
Well that probably help compensate for the lack of a bathroom.
Piss-Pots
Agreed.
And for once an estate agent is not 'delighted to present' to the market. Just a straightforward ad, saying it as it is.
...
Yes I did subsequently look at that, and there is a lean-to that could be it, though it looks ramshackle on the image so I imagine they thought it was not worth mentioning.
No I can assure you it does have substance!
It's actually in a nice area of the town and close to the shops and centre
Starts off mock Georgian Drive (Well windows anyway),
Have you seen the state of the mock-tudorishness of the house two doors up (to the right)!
Is half a mill for a faux-Tudor gaff in Clonmel taking the piss?
Looks like a nice house. Maybe over priced but probably not given the current climate. I'm not sure how much it would cost to build a house this big and finish it to the same quality. But, and it's a big BUT the photos like WTF? Next level BS

The bathroom is the only even nearly-useful photo in that collection!
I think I love the panelling in the sitting room - but very hard to tell because you can't actually see it!
Fine house, though (probably).
All that’s missing is the dry ice for the photos, they did try with the steam from the hot water tap though.
Eugh, the 'garden' is too sterile for my tastes.
The photos are like something out of an Instagram shoot
With a CGI budget of €20.
What garden? Hardly worth buying a mower for that! Might as well just tarmac the lot.
It's on 1/2 acre plot,
didn't bother photographing that.
Lol the photographer clearly thought they were doing a wedding photoshoot. WTF.
Yes, according to the Land Registry it also has a piece of land behind, plus a strange 'right of way' bit which might be something to do with the water treatment system. Its very squashed in on either side considering its well outside Claremorris.
It's not well outside the town. A few minutes walk away from the town centre.
