Hi all, I would like to buy a site in Ireland. I have no clue where to look about all the steps involved in buying one.

Start by googling Planning Permission
Google council houses also.
Maybe start by having a look on Daft. Talk to a local estate agent, if you’ve identified somewhere you’d like to buy. Prepare to pay quite a lot if it’s somewhere desirable & more if it has planning permission already granted. PP is applied for through the county council, it is a necessity & can be tricky to obtain with some councils only granting permission to local need applicants. It may be possible to make an offer on a site subject to gaining planning permission.
I am already looking on daft, just I was wondering what should I do before buying one. Any tests?

Three children 5 bed council house.
There will be a percolation test to make sure the soil can take the discharge from septic tank or treatment plant.
First question why are you looking to buy ?

Are you local? If not, absolutely forget about getting planning permission
If you are local, still have severe reservations about getting planning permission. Lot of NIMBYs around
Does the site have planning granted already?
If you are thinking of a rural site to build a house - forget it. You have near zero chance of getting planning permission. Most local authorities only grand permission for rural one off houses to people who are a) from that local area and b) have a legitimate reason to be building a house in the countryside, ie they or their partner have a farm or other business which circumstances dictate that they must live close to.
You would have a better chance buying an vacant site in or on residential zoned land in or on the fringes of an urban area. But be prepared to pay big money for a site like that.
